A Private Pricing Opinion — what your apartment at Eve would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
176 Frost Street is a seven-residence condominium on a 25-by-100-foot lot in East Williamsburg, a short walk north of the L train at Graham Avenue. It sells as Eve. The building replaced a two-story house from 1899, which was demolished in late 2024.
The pricing is the point. The offering plan totals $9.65 million, or $1.38 million per residence on average. Published asks run from $1,095,000 for a one-bedroom of 682 to 691 square feet to $1,495,000 for a two-bedroom of 939 square feet. That is roughly $1,585 to $1,690 per square foot. Two of those homes went into contract in July 2026, within a month of the plan's acceptance.
Architecture and residences
Department of Buildings records show the house on the lot demolished under a 2024 permit and a new-building job, B01062337, filed in June 2024 and first permitted that November. The filing describes a four-story building with a penthouse and cellar, 50 feet tall, with seven dwelling units. Every Department of Buildings job for the lot, including the new-building job and an amendment filed October 23, 2026 that was still in plan review, carries building identification number 3068217, the number of the demolished house; no separate number for the new building and no certificate of occupancy appear in city records yet. A later amendment notes one zoning lot made of two tax lots, which can matter for air rights and for what a neighbor can build. Ask sponsor counsel which lot is the second one and what the zoning lot agreement says.
Published construction reporting credits the design to Infocus and gives 10,536 square feet for the building, or an average of 1,505 square feet per home. That average does not match the unit sizes in listing records, which run from 682 to 939 square feet for the homes listed so far. The reported figure is probably gross building area, including the cellar, stairs and walls. Schedule A of the plan states the actual unit sizes.
The rendering shows a red-brick arch framing industrial-style windows on the eastern half of the Frost Street façade, a stack of recessed balconies on the western half and a landscaped roof deck.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260036), the plan was submitted January 29, 2026 and accepted June 25, 2026 at a total offering price of $9,650,000, with URD 176 Frost LLC as sponsor. The database shows no price change and no units sold. The Attorney General's plan page returned no data when we checked in October 2026, so any amendments were not reviewed for this profile.
Listing records reviewed in October 2026:
| Residence | Layout | Size | Ask | $/sf | Status |
|---|---|---|---|---|---|
| 2B | 1 bed, 1 bath, home office, private rear yard | 682 sf | $1,150,000 | $1,686 | Active (listed July 22, 2026) |
| 3A | 1 bed, 1 bath, home office, balcony | 691 sf | $1,095,000 | $1,585 | Active (October 2026) |
| 3B | 1 bed, 1 bath | 682 sf | $1,095,000 | $1,606 | In contract July 17, 2026 |
| 4B | 2 bed, 2 bath | 939 sf | $1,495,000 | $1,592 | In contract July 21, 2026 |
Unit 2B is listed $55,000 above 3B at the same size because it has stairs down to a private rear yard. Listing records give common charges of $309 to $311 a month and taxes of about $485 a month on the one-bedrooms on the third floor, $510 a month and $800 a month on 2B, and $613 a month and $962 a month on 4B. One earlier record gave 4B at $1,395,000; the current listing shows $1,495,000. A penthouse and a garden home also appear in listing records without an ask we could confirm.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying
The plan is accepted but not effective. Contracts can be signed, but the sponsor must sell enough units to declare the plan effective before closings. Ask how many homes are in contract and what the plan's effectiveness threshold is.
Completion. The site sign pointed to February 2026. The new-building job was still in permit status in October 2026. Ask for the expected temporary certificate of occupancy date and the outside closing date in the plan.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Every published ask here is above $1 million. Use the calculators below to run your price.
Carrying costs and abatement. The plan's budget sets common charges and projected taxes. No tax exemption has been confirmed. Confirm in the plan.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
