About the building

383 Manhattan Avenue is a four-story condominium designed by Gerald Caliendo. DOB's signed-off new-building filing specifies six dwellings. The condominium offering was accepted in March 2021, and its first year of operation was subsequently set to begin in January 2022. The small building sits in Williamsburg's mixed manufacturing and residential district, with a common rooftop deck overlooking Brooklyn and Manhattan.

The homes are one- and two-bedroom layouts, including larger multilevel accommodation at the base. Open kitchens connect to living-and-dining rooms, and some plans include additional interior areas used as a den. Upper-floor apartments are smaller than the lower duplex configurations. Outdoor space is available through the shared roof deck, so use of the roof does not depend on owning the top-floor apartment.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02738-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

A shared roof in a six-residence association requires joint decisions. Access rules and common roof repairs affect all six owners, including those on the lower floors. Financing also depends on a lender accepting a small condominium project and its ownership structure.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
