352 Wallabout Street is the largest by residential count of the four condominium buildings on the former Pfizer site in South Williamsburg: 58 residences in an eight-story building. It sits alongside 330 Wallabout Street and 342 Wallabout Street, also Rabsky Group buildings designed by Fischer + Makooi, and the sponsor's separate condominium at 322 Wallabout Street.

Each building is its own condominium with its own offering plan, which matters when you compare them: the sponsor, the architect and the block are shared, and the unit counts, prices and amendment histories are not.

For a buyer, 352 is a new-construction condominium at scale, with sponsor inventory still available and a building large enough to carry a full management structure.

Architecture and residences

Published construction reporting from 2023 described an eight-story, 85-foot concrete-frame building with commercial space on the ground floor and dwelling units on floors three through eight, ten per floor on floors three through seven and eight on the top floor. That adds to the 58 residences in the plan. The Department of Buildings new-building filing (job B00497204) lists 58 dwelling units, eight stories and 85 feet, with Fariba Makooi as the filing architect.

The plan's unit schedule also carries 5 commercial units, a parking unit and four other units, which is why the Attorney General count of 68 exceeds the residential count. Two other figures differ from the plan: trade reporting described a 60-unit mixed-use building, and PLUTO (the city's property file) carries 34 residential units. The plan and the Department of Buildings filing are the governing sources. Floor plans, unit sizes and finishes are in the plan's schedules and were revised in Amendment 1 (September 2024) and Amendment 2 (accepted July 21, 2026); take unit sizes from the plan.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230115), the plan was submitted May 5, 2023 and accepted for filing June 24, 2024 at a total offering price of $91,950,000 for 58 residential units. The record shows no price change in its two amendments. Amendment 1, accepted September 19, 2024, declared the plan effective on contracts for 10 units, or 17 percent, and the record lists 10 units sold. Amendment 2, submitted March 23, 2026 and accepted July 21, 2026, includes the sponsor-controlled board disclosure, a new Schedule A, a revised description of the property, revised floor plans with combined units and a revised architect's report.

The sponsor has not published unit pricing. Recorded sales of bulk rental-unit condominium lots in the building were $7.6 million for a five-apartment unit in December 2024 and $7 million in April 2025, per trade reporting of public records. Those are investor sales of rental blocks and are not comparable to residential unit prices.

What to know if you’re buying

Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow, with the balance at closing. The plan sets this building's terms.

Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. The state mansion tax of 1 percent applies at $1 million and above, with higher rates at higher prices. Larger apartments here can cross that line.

Temporary certificate of occupancy. Sponsors in New York commonly close on a temporary certificate of occupancy, which is renewed in short terms until the building receives a permanent one. Confirm the current certificate status for 352; 342 Wallabout Street has operated on renewed temporary certificates since September 2024. Ask for the current certificate before you sign.

Common charges, taxes and the board. The plan's budget projects first-year common charges and real estate taxes, and Amendment 2 carries the sponsor-controlled board disclosure. Read it for when owners take control of the board and what the sponsor owns after sell-out.

Building-specific points. The condominium mixes for-sale residences with rental-unit blocks, commercial units and a parking unit. The sponsor will vote those interests until they sell, which affects early governance.
