340 Metropolitan Avenue organizes ten homes around an exterior stair at the center of its street façade. Mortar Architecture + Development designed and developed the condominium, giving the circulation structure a metal screen with a diagonal grid. Balconies sit to either side, and the largest outdoor areas accompany the upper homes. The stair is a conspicuous part of the building's architecture on a mixed commercial and residential stretch of Metropolitan Avenue.
The project combines a small residential inventory with direct elevator entry and a retail premises at street level. Its initial closings began in 2022, following construction on a site previously occupied by a lower building.
Architecture and unit composition
Two- and three-bedroom homes make up the residential offering. The elevator opens directly into the apartments, while the external stair concentrates a substantial part of the circulation outside their interior footprints. Movable exterior louvers and the screened staircase give the street elevation a layered appearance. The uppermost homes extend into the penthouse level.
Private outdoor areas include balconies, terraces and roof space. Most of the middle-floor apartments occupy broadly similar footprints; the larger lower homes and penthouses introduce different proportions and outdoor arrangements. Ground-floor retail has its own tax lot. Published construction reporting identified a single parking space in the original design, so parking should not be assumed to accompany each residence.
Building operations
A virtual doorman supports the entrance, and the residential elevator serves a limited number of households. The exterior stair and balcony system form part of the building envelope as well as the access arrangement. Those exposed components are recurring maintenance items for this particular design, alongside the elevator and roof.
The residential lots are assessed in Tax Class 2. Despite the ten-apartment inventory, they are not classified as capped Class 2C properties. No property-specific tax abatement appears in the city records. The commercial lot is assessed separately in Class 4, with its rights and shared-expense obligations governed by the condominium documents.
