338 Devoe Street is a six-residence condominium on a 25-foot-wide lot in East Williamsburg. The Attorney General accepted its offering plan on July 22, 2026, almost two years after it was submitted. The first residence is on the market: a one-bedroom with a bonus room, 885 square feet, asking $1,075,000, or about $1,215 per square foot.

The $7,400,000 total offering price averages about $1,233,000 per residence. That is below the plan averages at two small nearby condominiums: about $1,506,000 at 74 Jackson Street and $1,739,000 at 249 Withers Street.

Architecture and residences

The new-building application was first filed in April 2015. The Department of Buildings approved it in April 2019 and issued the full permit in August 2022. The filing describes three stories, 42 feet, six dwelling units, about 6,400 zoning square feet and 8,670 square feet of construction floor area. The application was filed by a professional engineer, and no architect of record appears on it. PLUTO now records 6,616 square feet of building area on a 3,300-square-foot lot, with a 2023 year built.

Listing records describe the building as four floors with six homes. The difference from the filing's three stories may come from a cellar or a roof level counted as a floor. Confirm it against the plan.

The lot is zoned M1-1, a light-manufacturing district where new residential buildings are not allowed as of right (PLUTO and the Department of Buildings filing agree). Residential use here rests on a use variance: on January 9, 2018 the Board of Standards and Appeals granted application 270-15-BZ under Zoning Resolution section 72-21, permitting a three-story-with-cellar residential building on the 25-by-131-foot lot, built to the bulk rules of the R6B district across Catherine Street. The grant was conditioned on construction matching the approved drawings and on a certificate of occupancy being obtained by January 9, 2022. That date has passed, this review found no certificate of occupancy, and it found no Board decision extending the deadline. The Board's environmental approval also required a vapor barrier, sub-slab depressurization and a clean-soil cap, with a closure report certified by a professional engineer.

Residence 2A, per listing records seen October 30, 2026: one bedroom, one bath, a bonus room, 885 square feet, two exposures, wide-plank floors, oversized windows, a stone-topped kitchen with a peninsula, an in-unit washer and dryer and central heating and cooling. Common charges are listed at $327 a month and taxes at $1,197 a month.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD240251), the sponsor, 338 Devoe St LLC, submitted the plan on August 26, 2024, and the Attorney General accepted it on July 22, 2026. The total offering price is $7,400,000 for six residential units, unchanged from initial to current. The record shows no effective date and no units sold. The Attorney General's online record returned no data in October 2026, so these figures come from the Attorney General's plan database extract, and any amendments were not reviewed. ACRIS shows no condominium unit lots yet, so no closings have occurred.

Residence Layout Size Ask $/sf Status
2A 1 bed, 1 bath, plus bonus room 885 sf $1,075,000 $1,215 Available (listing record, October 30, 2026)

Taxes of $1,197 a month on a $1,075,000 home point to full taxes with no abatement, though a listing's tax figure is often the sponsor's projection. Confirm in the plan's budget.

What to know if you’re buying

The plan is accepted but not effective. Contracts can be signed now, but no closing can happen until the sponsor declares the plan effective, which requires the minimum share of units under contract that the plan sets. Read the effectiveness terms and what happens to your deposit if the plan is never declared effective.

The variance deadline and the certificate of occupancy. Ask sponsor counsel whether the Board of Standards and Appeals extended the January 9, 2022 deadline in variance 270-15-BZ, and get the certificate of occupancy (temporary is enough for a closing) and the engineer's remedial closure report before signing.

Deposit and closing costs. New-development contracts typically require a 10% deposit held in escrow. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. At $1,075,000 the mansion tax is $10,750. Use the calculators below to run your price.

Carrying costs. $327 in common charges plus $1,197 in taxes is about $1,524 a month for 2A, or about $1.72 per square foot.

Bonus rooms. A room without a legal window can't be marketed as a bedroom at resale. Price it as an office or storage.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
