Change in the building’s median $/sf over each window, adjusted to a floor-adjusted basis — standardized to the building’s average floor, so it reflects price rather than which floors happened to sell. The Isis prices as a full-floor-scale Upper East Side condominium without an amenity program, and its median transaction sits near $2.5 million. Against a median unit size close to 1,620 square feet in Department of Finance records, that implies a price per square foot in the mid-$1,500s — above the prewar cooperative inventory that surrounds it and below the new-construction towers a few blocks west, which is a fair reading of what the building is.

Position in the stack is the first pricing variable. The lower floors carry plates 400 to 500 square feet smaller than the upper floors in the same lines. A comparable drawn from the wrong third of the building will mislead in either direction.

The two combined residences are their own market. Unit 4 and Unit 15A/B are the only full-floor homes below the penthouse level, and there is no third comparable inside the building. Price them against full-floor product elsewhere on the Upper East Side, not against the A and B lines here.

The right comparable set is condominium, not cooperative. The buildings immediately around 303 East 77th Street are largely prewar and postwar cooperatives with entirely different policies, financing rules, buyer pools and carrying-cost structures. Comparing on price per foot across that line produces a number nobody should rely on.

Carrying cost is the swing factor. Full unabated taxes, a staffed lobby and a small unit count. Run True Monthly Carrying Cost against the actual tax bill and the current common charge.
