308 14th Street is a five-story, ten-residence new building on the South Slope block of 14th Street between Fifth and Sixth Avenues, a short walk from the R train at Prospect Avenue. At ten homes it is larger than most of the four- and five-unit condominiums going up on these side streets.
The sponsor filed its offering plan in October 2025, and it has not been accepted a year later. The plan's $14.27 million total averages $1.427 million a home. Published reporting estimated an average of about 1,470 square feet of residential space per home, which would put the plan near $970 per square foot on average. That figure is our arithmetic on a reported total, not a sponsor price.
Architecture and residences
Rise Architecture filed the new building with the Department of Buildings in December 2021: a five-story residential building with a cellar, 46 feet tall, with ten dwelling units and about 14,076 square feet of construction floor area. The first permit issued in May 2022, with foundation, underpinning and excavation-support permits the same spring. Published reporting at filing described about 14,746 square feet of residential space, a steel structure, a 30-foot rear yard and a vacant lot; the structural filing describes a concrete building, so confirm the structure in the plan.
The lot has a long history of unbuilt plans. City records show a 2005 new-building application for a five-story, nine-unit building and a 2017 application for a five-story, eight-unit building, both of which stalled. The current job has been amended several times; an amendment filed in September 2026 shows objections from the Department of Buildings, meaning plan examiners have open comments on it.
PLUTO records a five-story building of 16,906 square feet with ten units on an irregular 6,880-square-foot lot, and a 2024 year built. No unit layouts, finishes or amenities have been published.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250359), the plan was submitted October 31, 2025 with Townhouse 308 LLC as sponsor. The record lists ten residential units and a total offering price of $14,270,000. It shows no acceptance date as of October 2026. The Attorney General's online record returned no data when checked for this page, so these figures come from the database's summary export. No asking prices have been published.
Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying
A year in review. A plan pending a year is not unusual, but ask the sponsor what the Attorney General's comments concern and whether the unit count or price will change at acceptance.
Certificate of occupancy. With PLUTO dating the building to 2024 and an open amendment at the Department of Buildings, ask for the certificate of occupancy status before signing anything.
Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%) and the New York City transfer tax (1.425% above $500,000), plus the mansion tax of 1% from $1 million. At the plan's average of $1.427 million that is about $26,000 in transfer taxes and $14,300 in mansion tax.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
