A Private Pricing Opinion — what your apartment at 331 East 8th Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

331 East 8th Street is a five-residence condominium developed by Helix Partners and designed by Kutnicki Bernstein Architects. Its colored Trespa façade panels give the narrow building a distinct material identity. A community garden adjoins the property, opening a side exposure within an otherwise closely built East Village block. The project was marketed in the mid-2000s, with its new-building work signed off in 2007.

The vertical arrangement consists of a garden duplex, three full-floor apartments and a duplex penthouse. The middle homes have keyed elevator access, and balconies extend from some of those floors. The larger duplexes put their living space on two levels. Garden-facing windows and the open side exposure distinguish the plans from apartments that receive light only at the front and rear. Private outdoor areas include the lower garden and upper terraces.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00391-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Keyed elevator service is a substantial shared system for a five-home association. An elevator replacement or major repair draws on a very small ownership base, even though each full-floor home benefits directly from the service. The allocation of those costs matters alongside the apartment's private outdoor area.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
