Change in the building’s median $/sf over each window, from the raw yearly medians — too few standardized single-line units here to adjust to an average-floor basis, so which apartments happened to trade moves these alongside price. (2022 marks the rate-shock inflection.) Like-for-like repeat-sale figures to follow.

The building sold out from the sponsor between 2010 and 2011 and has traded thinly and at the top of the Far West Village condominium band ever since — twelve residences generate very few resales in any given cycle, and several lines have turned over only once or twice since the original closings.

On a dollars-per-square-foot basis the building prices with the small group of architect-driven Far West Village new-construction condominiums rather than with the loft conversions in the interior of the neighborhood, and the townhouse, full-floor and penthouse products within the building should be analyzed as three separate markets rather than blended into a single building average. Indexed to the last complete year, the Far West Village continues to clear at a premium to the Village generally, driven by river exposure and by the fixed supply the 2005 waterfront rezoning created. The absence of any tax abatement is the largest single gap between headline price and true monthly cost here, and it should be run before an offer rather than after. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

The complete recorded-sale history for 385 West 12th Street, compiled from NYC Department of Finance transfer records and verified listing data, then enriched apartment-by-apartment by The Roebling Team research desk. Across sales with a public asking price, the building carries a median listing discount of 8.5% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy here.

Each dot is one recorded sale with a known interior square footage, plotted by closing date against price per square foot. The line is the median $/sf each year, adjusted to a floor-standardized (average-floor) unit — so it reflects price movement, not which floors happened to sell that year. Individual sale prices in the table below are unadjusted — and you can click any dot to jump straight to that sale.

Every recorded sale

Sort any column; filter by unit or keyword. Prices are the recorded transfer amount at the NYC Department of Finance. Every sale sits in one of three states: counted in the building’s medians and trend; shown but excluded as a non-arms-length or nominal transfer; or shown and ⚑ flagged for review — a possible duplicate filing or an extreme $/sf outlier, held out of the statistics pending manual verification rather than allowed to move them.

The most recent eligible transfer recorded at this building is from 2024. Our records run through August 2026; no later qualifying sale has been recorded here, which for a small or tightly held building is common rather than a gap in the data.

Sources, exclusions and how these figures are computed

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00641-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
