Curzon House trades rarely and in large sizes. Recorded arm's-length transfers since 2006 have covered the penthouses and a handful of the lower-floor duplexes, with the combined 2/3 residence trading twice in the last decade. Roughly half the unit lots have not changed hands in more than twenty years, and several remain in the corporate names they were placed into in the 1990s.

That thin float has two consequences for pricing. First, same-building comparables are close to useless in isolation — two sales five years apart in different lines say very little about a third. Second, the building competes against a specific and small pool: large, low-density Upper East Side condominium apartments inside historic-district buildings between Fifth and Park in the low 60s. Prewar cooperative comparables on the same blocks are the wrong reference, because the policy stack, the financing rules and the buyer pool are all different.
