435 West 48th Street is a six-unit, six-story walk-up built in 1910 on a 25-foot lot west of Ninth Avenue. The sponsor filed a plan in September 2025 to sell it as six condominiums under the name Barton Park, at a total of $23,546,500. That is an average of about $3.9 million a home.

City records give the building about 9,468 square feet, which puts the plan near $2,490 per gross square foot. Listing copy says many of the homes exceed 1,400 square feet. If all six were about that size, the average would be near $2,800 per square foot. Both figures are estimates from gross area, not Schedule A sizes.

The plan has gone more than a year without acceptance, and no asking prices are public. Until Schedule A is accepted, treat the filed total as the sponsor's opening position, not a market price.

Architecture and residences

City records class the building as a six-family walk-up, built in 1910 and altered in 2021. The lot is 25 by about 100 feet. The block is zoned R8 within the Special Clinton District, which limits demolition and changes to residential buildings.

Listing records describe two-bedroom, two-bath homes with an office, renovated kitchens and in-unit washers and dryers. They also say pets are allowed and give a 20% minimum down payment. There is no doorman. The records conflict on the basics. One version describes a "legal four-family" townhouse and another says six units. One gives a 2026 year built, another 1910. One lists 6,560 square feet against the 9,468 in city records. The architect's own project listing gives a 2025 completion. Department of Buildings filings were not checked for this page.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250295), the sponsor submitted the plan September 8, 2025 at a total of $23,546,500 for six residential units. The record shows no acceptance, no amendments, no effective date and no units sold, and classes the offering as a rehabilitation of an existing building.

No asking prices have been published. Listing records target a fourth-quarter 2026 delivery; an earlier version said the first quarter of 2026.

Below the individual-building threshold

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying

Before the plan is accepted. The Attorney General must accept an offering plan before a sponsor can sign purchase contracts and take deposits. Until then, prices and unit counts can change by amendment.

Walk-up living. Six stories with no elevator is a real constraint on resale for the upper floors. Confirm whether the renovation added an elevator; nothing found here says it did.

Rehab, not new construction. The building's structure, facade and lot-line conditions are from 1910. Ask for the engineer's report and what was replaced: roof, risers, windows, electrical service.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1% at $500,000 or less and 1.425% above for a residential unit), plus the state "mansion tax" of 1% at $1 million, rising in tiers to 3.9% at $25 million in New York City. On a $3.92 million home that is about $81,300 in transfer taxes before any gross-up, and $58,800 in mansion tax at the 1.5% tier for $3 million to $5 million. Use the calculators below to run your price.

A six-owner condominium. Common charges split six ways, and a single default or vacancy weighs heavily on the budget. Read the plan's first-year budget closely.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
