467 Central Park West is the value entry to a park-front address. Pricing sits well below the prewar co-op stock on the park blocks south of 96th Street and below the Central Park West condominiums nearer the museum, and the discount is a function of location on the avenue rather than of the building's construction or condition. Within the building, the spread is driven by three things in order: whether a line faces the park, whether the apartment has private outdoor space, and how completely it has been renovated since the conversion. Studios and one-bedrooms in the rear lines set the floor; park-facing two- and three-bedrooms and the terraced penthouse-level apartments set the ceiling.

First, the absence of any live tax abatement means monthly carrying costs are already at their steady state — there is no scheduled step-up in taxes to model. Second, because the conversion is nearly forty years old, condition inside the building varies more than in a newer condominium, and per-square-foot comparisons across lines are only meaningful once renovation quality is held constant.
