About the building

473 Hicks Street is a 2007 condominium built within the Cobble Hill Historic District. The development followed a proposal to replace a one-story commercial structure with a residential building. The Attorney General accepted the condominium offering in May 2007 under sponsor 473 Hicks Street LLC. The completed building has five residences and an elevator within a four-story envelope.

The upper floors contain full-floor two-bedroom, two-bathroom apartments of approximately 1,267 square feet. At the base, the layouts include a smaller one-bedroom residence and a two-bedroom duplex. Private balconies and roof rights give selected homes outdoor space above the street. The building's approximately 25-foot width allows the full-floor homes to spread their rooms across a broader frontage than many narrow rowhouse conversions. The duplex adds an internal stair and a different division of living space.
