About the building

565 Fifth Street is a limestone row house converted into four condominium residences on the block leading to Prospect Park. Designed by Woodruff Luning for Lane & Yeandle as part of a 1903–04 row, its façade includes a curved oriel, and parts of the interior retain decorative fireplaces and other period features. A DOB occupancy amendment signed off in August 2010 established four dwellings, before the condominium homes began closing in 2015. The building falls within the original Park Slope Historic District.

The arrangement includes a garden duplex and upper floor-through apartments. The garden home combines its main living floor with a lower recreation room, private laundry and access to a decked yard. Upper homes include two-bedroom configurations and private roof-deck space. Central air and individual washer-dryers were incorporated into the conversion. The curved front bay brings additional light into street-facing living rooms, while rear rooms face the block's interior gardens.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01083-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The association has four residences and a protected limestone exterior. Façade restoration therefore combines a small pool of owners with historic-district requirements. Exterior work can require LPC approval, and its cost is allocated among just four homes under the condominium documents.

  • The Lincoln: A mansion conversion whose retained historic architecture and condominium structure provide a close ownership comparison.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
