Closings at 601 Washington began in late January 2021, immediately after the first temporary certificate of occupancy, and roughly a dozen deeds have been recorded across the building's unit lots since — the initial sellout plus a small number of resales, the most recent in 2025.

Pricing here belongs in the far West Village's boutique new-construction tier rather than in the wider Village condominium market. The comparable set is small and specific: recently built low-density buildings west of Hudson Street where the unit is large, the building is staffed, and the supply is measured in single digits. Prewar loft cooperatives on the same blocks are a different asset with different economics, different policies and a different buyer, and they do not price these residences. Within the building, per-square-foot analysis has to be done line by line — the townhouses, the mid-floor half-floors and the four-level penthouses are three separate products, and averaging them produces a number that misdescribes all three.
