Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at The Altamonte would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

The Altamonte is an 1898–99 apartment house built and designed by Louis and John Brandt. Its Colonial Revival façade uses pale Roman brick and limestone, with a symmetrical composition and a rusticated base. The six-story building is part of Morningside Heights' apartment development before the Broadway subway opened.

The present cooperative has 24 residences and an elevator. Its inventory ranges from compact one-bedroom apartments to large combinations, producing substantial variation in size within a small association. The location lies one short block from Riverside Park and just south of the Columbia campus.

Architecture and unit composition

The exterior's classical detailing gives the building a formal street presence. Bay-windowed rooms appear in the apartments, adding projections and additional window area to some layouts. High ceilings, inlaid wood flooring, wide baseboards and crown moldings recur inside.

Smaller homes can be approximately 500–700 square feet, while larger original plans approach 1,000 square feet. Combined residences have reached approximately 1,700 square feet in recorded transactions. That spread means the building includes both relatively compact one-bedroom living and substantially larger configurations assembled from adjoining apartments.

Windowed kitchens and bathrooms appear in several plans. Some one-bedroom apartments have unusually large separate kitchens, including room for additional cabinetry or a desk nook. Other renovations open the kitchen to the living area. Retained French doors and decorative trim can preserve a more divided arrangement between rooms.

First-floor homes provide a different access and exposure pattern from upper apartments, and some are substantially larger than a typical one-bedroom. Floor number and size therefore need to be distinguished when interpreting a sale within this inventory.

Building operations

The elevator serves the residential floors, and a laundry room is located in the basement. These shared facilities support apartments that retain traditional layouts without a dedicated laundry area inside.

The building is within the Morningside Heights Historic District. Its brick, limestone and decorative exterior elements are part of the cooperative's shared maintenance responsibilities. Apartment combinations change the interior inventory, but the building's street façade remains subject to the historic-district framework.

Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

Preparing a board package for this building?

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
