609 Second Avenue is a 65-home condominium on the Kips Bay stretch of Second Avenue, between East 33rd and East 34th Streets. The 6 train at 33rd Street is the nearest subway, with the Grand Central lines to the north.

New condominium inventory is thin in this part of Manhattan. Much of the surrounding stock is older condominium or cooperative housing, so a building delivered in 2024 with an amenity package, a roof deck and full-floor penthouses is a distinct product for buyers who want condominium ownership: financing latitude, flexible use and no board interview.

The unit mix runs from studios to three-bedrooms, with the top four floors given over to full-floor penthouses with private terraces. Entry pricing sits close to $1 million, which puts the smaller homes in direct competition with older Murray Hill and NoMad condominiums and with the compact homes in newer buildings nearby.

Architecture and residences

Fischer + Makooi Architects designed the 212-foot tower, which published construction reporting describes as 74,528 square feet. Other filings give a smaller figure, so treat the area as approximate. The facade pairs charcoal-toned brick and earth-toned paneling with floor-to-ceiling windows, and the upper floors step back with curved balconies. The lower floors carry flat glass at the terrace corners.

Floors one through fourteen hold four to five homes each. Floors fifteen through eighteen are full-floor penthouses with private terraces, per published construction reporting. Studios to three-bedrooms make up the mix. Marketing describes a two-bedroom floor-through with private outdoor space. The sponsor has not published interior finishes. The offering plan's Schedule A (the unit list and sizes) is the source for each home's square footage, and sponsor amendments have revised floor plans and combined units (Amendment 1, October 2024).

The plan lists bicycle spaces offered under a license agreement. It lists no parking units.

Offering and pricing

The offering plan filed with the New York State Attorney General (plan CD230304) was submitted November 8, 2023 and accepted May 30, 2024 at a total offering price of $105,165,800 for the 65 residential units. Amendments adjusted that figure: $106,055,000 after Amendment 2 (October 2024), and $103,765,000 after Amendment 6, which cut the total by $2,290,000 (accepted March 2026). Amendment 6 also added a new selling agent, so the sponsor changed its sales team that month. A seventh amendment was submitted July 16, 2026 and shows no action as of this writing.

At $103,765,000 across 65 residences, the plan implies an average of about $1.6 million per home. That figure is arithmetic on the plan total. The sponsor's price list sets each home's price.

Current asking prices run from about $975,000 for one-bedrooms to about $1.6 million for larger two-bedrooms, and to about $2.0 million for a two-bedroom floor-through with private outdoor space, as of October 2026. Full-floor penthouse pricing has not been published. Several residences were in contract. The AG record posts no units-sold figure and no effective date.

What to know if you’re buying

Deposit and contract. New-development contracts typically require a deposit of 10% at signing, held in escrow, with some sponsors asking for 20%. This building's deposit terms are in the plan and the contract package.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% up to $500,000, 2.625% above), plus the state "mansion tax" of 1% at $1 million, rising in tiers to 3.9% at $25 million in New York City. On a $1.15 million one-bedroom, the transfer taxes and mansion tax together come to about 4% of the price. Use the calculators below for the exact figure.

Carrying costs. The plan's Schedule B budget projects common charges and real estate taxes for the first year of operation, which Amendment 6 updated to June 1, 2026. Published figures show monthly common charges of roughly $810 for a one-bedroom and about $1,370 for a two-bedroom, and real estate taxes of about $2,100 a month on one two-bedroom. Check those against the budget and ask whether any tax abatement applies; none has been disclosed.

Closing on a temporary certificate of occupancy. A sponsor can close on units while the building holds a temporary certificate of occupancy (TCO), which is renewed periodically until a final certificate issues. Ask what the sponsor will escrow or hold back if the building has not received its final certificate.

Sponsor board control. The sponsor controls the board of managers until enough units are sold to turn control over to owners. The declaration and by-laws set the threshold. Owners should read how and when control transfers.

Building-specific points. Published accounts of the pet policy conflict; confirm it with the managing agent. Get the policy in writing from the plan's house rules before relying on either.
