751 Dean Street is a four-story, four-unit building on a 21-by-75-foot lot in Prospect Heights, built on a 2013 new-building filing; PLUTO dates it to 2014. The same entity that filed the building, Dean Residence 751 LLC, is now the sponsor of a condominium offering plan, accepted by the Attorney General on December 19, 2025.
The building was not finished in 2014. In February 2024 the whole property was offered for sale at $2,995,000 as an unfinished four-family building, with approved plans, new windows, a sprinkler system and rough plumbing and electrical work in place, pitched for completion as rentals or a four-unit condominium. It did not sell, and the sponsor finished it as a condominium instead. The plan is labeled new construction, and the homes are being sold one at a time with their first finishes, inside a shell that has stood for about a decade. That makes the plan's engineer's report on the structure, roof and facade worth reading closely.
The plan totals $5.925 million, or about $1.48 million per home. The asks found run from $1.35 million to $1.395 million.
Architecture and residences
The new-building filing, made in March 2013 with permits in 2014, describes a four-story residential building, 40 feet tall, with four dwelling units and about 5,065 square feet of floor area, which PLUTO repeats. Later filings added a fire alarm system in 2014 and flooring and painting work in 2017. In 2026 the owner filed tentative condominium tax lots 1601 to 1604 with the Department of Finance, the step that creates separate tax lots for each home.
Listing records describe a one-bedroom-plus-office duplex with two and a half baths and a private garden on the lower floors (Unit 1), and full-floor two-bedroom, two-bath homes above (Units 2 to 4). Unit 2 is listed at about 869 square feet. Listed features include white oak floors, radiant-heated bathroom floors, split heating and cooling, in-unit washers and dryers, a video intercom, private basement storage and common roof access. Listing records give common charges of about $410 a month for Units 2 and 4 and real estate taxes of about $738 a month for Unit 4.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250150), the sponsor, Dean Residence 751 LLC, submitted the plan on May 5, 2025, and it was accepted on December 19, 2025 at a total offering price of $5,925,000 for four residential units. The database shows the total unchanged, no effective date and no units sold. The plan's amendments could not be reviewed because the Attorney General's online record returned no data.
| Unit | Beds / baths | Approx. sq ft | Ask | Ask per sq ft |
|---|---|---|---|---|
| 2 | 2 / 2 | 869 | $1,350,000 | about $1,553 |
| 3 | 2 / 2 | Not stated | $1,395,000 | — |
| 4 | 2 / 2 | Not stated | $1,385,000 | — |
Asks from listing records seen October 2026; listing dates not confirmed. No ask was found for Unit 1, the garden duplex.
The three asks total $4.13 million. If the plan's $5.925 million total still governed, Unit 1 would carry about $1.8 million (our arithmetic). The February 2024 whole-building listing at $2,995,000 predates the plan and is not a current offering.

What to know if you’re buying
Accepted, not effective. Purchase agreements can be signed, and deposits are held in escrow under the plan. No sale can close until the sponsor declares the plan effective by amendment.
Certificate of occupancy. City records class the building as a four-family walk-up. Ask for the certificate of occupancy covering the finished homes and confirm yours will be delivered vacant.
Building condition. The shell dates to 2013–14 and was still unfinished in early 2024. Read the engineer's report for the roof, facade, structure and mechanical systems, and ask what warranty the sponsor gives on work done before and after the condominium fit-out.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
