766 Dean Street is a four-residence condominium under construction on a 25-foot-wide, 126-foot-deep Prospect Heights lot. The site held a small 1920 townhouse, which the sponsor bought for $1,950,000 by a deed dated March 14, 2022. The new-building permit followed in November 2024.
The offering plan, submitted in August 2026, sets a total of $8,003,105, an average of about $2.0 million per home. PLUTO already records the new building at 6,890 square feet, which puts the offering near $1,160 per gross square foot. Saleable area is lower than gross, so the price per sellable square foot will be higher once Schedule A is public. The plan has not been accepted, and sales have not started.
Architecture and residences
The Department of Buildings job describes a "new 4-story w/ cellar residential building." The general construction permit first issued November 18, 2024 and has been renewed several times, most recently on October 8, 2026. Support-of-excavation, foundation and structural permits issued from late 2024 through 2025, followed by plumbing, mechanical and sprinkler permits into 2026. New sidewalk shed, scaffold and adjoining-roof protection permits were renewed on October 27, 2026, which indicates exterior work is still under way. No certificate of occupancy is on file.
PLUTO records an irregular lot of 3,207 square feet in an R6B district and a four-story building with four apartments. The records reviewed do not name a design architect, and no renderings, layouts or finishes have been published.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260276), the plan was submitted August 3, 2026 by 766 Dean Street LLC as sponsor, for a new building with four residential units at a total offering price of $8,003,105. As of October 2026 the record shows no acceptance date, so the sponsor cannot yet sign binding contracts.
No asking prices have appeared in listing records.

What to know if you’re buying
Wait for acceptance. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit. After acceptance, read the plan and every amendment.
Delivery. Construction permits were renewed in October 2026, and there is no certificate of occupancy yet. Closings will follow a temporary certificate. Ask for the sponsor's completion target and the outside date in the contract.
Carrying costs and abatement. The plan's budget will set common charges and projected taxes. No tax abatement has been disclosed. Confirm in the plan.
Small-building economics. A four-unit condominium has no staff. Read the first-year budget and the reserve.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
