747 Dean Street is a four-residence elevator condominium on a Prospect Heights block of Dean Street. It sold out quickly: the sponsor declared the plan effective in March 2024, and all four residences closed between May 21 and June 7, 2024, per city records, at $1,351 to $1,647 per square foot.

The four recorded prices total about $8.21 million, $240,000 below the plan's current total of $8.45 million. Three of the four closed within about 1% of their last ask; the penthouse closed slightly above it.

For a buyer today, 747 Dean Street is a resale building whose sponsor deeds are recent enough to anchor an offer, adjusted for the market since mid-2024.

Architecture and residences

StudiosC filed the new building in March 2022 as a four-story residential building with a cellar, 48 feet tall, with four dwelling units and about 7,659 square feet of construction floor area. The first permit issued in November 2022, and the Department of Buildings signed off the job with a certificate of occupancy in April 2024. The filing's inspection schedule includes elevator work, and listing records describe an elevator building. Listing records also mention German-made kitchen cabinetry.

Per listing records:

  • Garden: two-bedroom, two-and-a-half-bath duplex of about 1,847 square feet, likely including the cellar level
  • Units 2 and 3: full-floor three-bedroom, two-bath homes of about 1,237 square feet
  • Penthouse: two-bedroom, two-bath home of about 1,093 square feet

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230149), the plan was submitted June 12, 2023, accepted January 3, 2024, and declared effective March 7, 2024, with 747 Dean LLC as sponsor. The total offering price rose from $7,470,000 to $8,450,000, an increase of $980,000 or 13.1%; the amendment detail was not available for this review. The record still shows one unit sold.

Listing records give combined monthly common charges and taxes of about $1,510 to $1,920. For the full-floor homes, $1,649 a month on 1,237 square feet is about $1.33 per square foot. What to know if you’re buying

Resale pricing. The 2024 sponsor deeds are the starting point: about $1,580 per square foot for the full-floor three-bedrooms and $1,650 for the penthouse. Adjust for the market since then and for the condition of the unit.

Garden duplex. The garden home's lower $1,351 per square foot likely reflects area that includes the cellar level. Ask what the certificate of occupancy permits there.

Taxes. No tax abatement has been confirmed in this review. Ask for the current tax bill and assessment history.

Closing costs. On resale the buyer pays the state mansion tax (1% from $1 million, 1.25% from $2 million) and the seller pays the transfer taxes, unless the contract says otherwise. Use the calculators below.

Four-owner governance. Every repair and reserve decision is split four ways. Read the budget and the by-laws on voting.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
