About the building

98 Saint Marks Avenue is a four-residence condominium in a roughly 25-foot-wide Romanesque Revival flats building. Charles Werner designed it for developer L. Schelling in 1889. Terra-cotta ornament and an iron cornice survive on the exterior. David Danois prepared the building's full rehabilitation and new-occupancy filing, which received a construction permit in November 2004 and signoff in October 2005. The resulting apartments began trading that year. The building became part of the Prospect Heights Historic District in 2009, after its residential conversion.

The arrangement includes a garden duplex and upper floor-through homes. The lower accommodation combines a tall main living level with a recreation room below, linked by an internal spiral stair. Upper layouts include two bedrooms and two bathrooms, with living space toward the street and bedrooms at the rear. Exposed brick survives in some interiors. Each apartment has a locked storage area in the basement, and the building provides bicycle parking.
