A Private Pricing Opinion — what your apartment at Mark 324 would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

Mark 324 is an eight-residence condominium designed by Daniel Goldner Architects on a broad mid-block site in Prospect Heights. DOB signed off the new-building work in September 2010. The condominium has eight residential tax lots and eight separately deeded parking lots.

The homes include two- and three-bedroom layouts, with balconies, garden areas or terraces varying by position. Upper residences have larger private terraces; some floor plans open directly from the elevator into the apartment. Central air conditioning, gas fireplaces and in-unit laundry are among the residential features. Garage spaces and storage add usable areas outside the apartments, while the common roof deck gives the association shared outdoor space above the street.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01153-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Parking is separately deeded, so an apartment purchase and a parking purchase involve distinct condominium interests. The garage lot has its own tax treatment and may have separate common charges. An advertised parking space needs to be named explicitly in the conveyance; the building having eight spaces total doesn't mean every resale includes one.

For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Prospect Heights.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
