8–16 West 45th Street is a planned 32-story, 379-foot tower of 113 homes on a midblock site half a block west of Fifth Avenue. Hiwin Group USA, a developer based in Flushing, Queens, bought the cleared 9,239-square-foot lot for $38.5 million in an all-cash deal that closed in March 2025, per published reporting. That works out to about $4,170 per square foot of land.

At acquisition, reporting quoting the transaction broker described about 101,651 square feet of market-rate residential condominium space above ground-floor retail. Later reporting on the June 2025 building filing said it was not yet clear whether the units would be rentals or condominiums. Tenure is the open question. No offering plan has been filed, and this page treats the project as a planned condominium only on the strength of the acquisition reporting.

The unit math points to a building of smaller homes than most Fifth Avenue–adjacent condominiums. About 101,651 square feet of residential area across 113 units is roughly 900 square feet per home. That allocation covers gross area, so actual apartments will be smaller once corridors, cores and amenity space are deducted. The building would likely be weighted toward studios, one-bedrooms and two-bedrooms. Published reporting on the filing describes four to six units per upper floor and indoor and outdoor recreation space on the second floor.

What's planned

The Department of Buildings new-building application (job M01241552) describes a "32 story mix used residential building" of 146,666 square feet of construction floor area, 379 feet tall, with 113 dwelling units. Nexus Architect D.P.C. is the architect of record. Renderings in published reporting show tall windows and arched openings that reference the masonry of nearby 520 Fifth Avenue.

Ground-floor retail figures differ by source: about 6,302 square feet, about 6,634 square feet, and, at acquisition, 9,241 square feet. Published reporting gives the zoning as C6-4.5.

A note on height figures in circulation. One 2026 listing-site roundup labels this project "69 stories, 785 feet." That figure belongs to a different tower listed just above it in the same article, and the article's own text gives 32 stories and 379 feet. The DOB filing controls: 32 stories, 379 feet.

Offering and pricing

No offering plan has been filed with the New York State Attorney General as of October 2026, and no pricing has been published. If the project proceeds as a condominium, the plan will set the unit mix, prices, budget, and the split of common charges between the residential and retail units.

What to know if you’re buying

Confirm tenure first. Until an offering plan is filed and accepted, nothing in the public record commits the sponsor to selling condominiums. A sponsor may also offer some units for sale and rent others, or sell later out of a rental building. Ask for the plan's filing status before relying on any marketing.

No deposits before the plan is accepted. Before the Attorney General accepts a plan, a sponsor may only collect non-binding expressions of interest under an approved CPS-1 application. It may not take reservations or deposits.

Midblock exposure. The site faces north onto West 45th Street, between older, mostly prewar buildings. Lower floors will look across the street. Light and views improve above the neighboring rooflines. Floor-by-floor pricing in the plan should reflect that.

Retail in the base. Ground-floor retail will be a separate commercial unit. Review how the declaration allocates costs and controls retail use.

Closing costs. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. The mansion tax applies at $1 million and above. Use the calculators below.

Closing on a temporary certificate of occupancy. New towers commonly close on a temporary certificate of occupancy (TCO). Ask what the sponsor holds back until the final certificate issues.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
