A Private Pricing Opinion — what your apartment at 8 Windsor Place would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

8 Windsor Place was formed by enlarging an existing one-story commercial building with three additional stories. Residential sales began in 2023, and DOB signed off the alteration in April 2024. Sculptural arches, recessed balconies and large arched windows give the façade its recognizable form. U.R. Development developed the condominium, with the design credited to Spearhead Architecture and Design. The signed-off alteration establishes four residences in the completed building.

The apartments include full-floor three-bedroom plans, with living areas and bedrooms extending between opposite sides of the building. North and south exposures, supplemented by a third exposure in some layouts, bring light from more than one direction. Balconies are recessed into the façade. Central air conditioning and in-unit washers and dryers equip the homes, and residents have storage within the property. Access to the upper residences is by stairs.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01112-7504) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

A small association with a specialized façade: The recessed balconies and arched glazing introduce maintenance details beyond a flat wall of standard windows. Establish whether glazing, balcony drainage and exterior repairs belong to individual owners or the condominium. Four residential owners must organize the common-building work, and a lender may subject this small project to additional condominium review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
