82 Sterling Place is a four-story, four-family house of about 4,800 square feet on a 2,000-square-foot lot, on the same North Slope block as 100 and 118 Sterling Place. It was marketed as a whole building from October 2025, and the sponsor now offers the four apartments one at a time as condominiums.

ACRIS records the sponsor entity's purchase of the building for $4,995,000, by deed dated August 31, 2026. The Attorney General accepted the condominium plan on August 7, 2026, at a total offering price of $7,000,000 for the four apartments, an average of $1,750,000 each. The first unit ask we found, $1,675,000 for unit 4, sits just under that average.

Architecture and residences

PLUTO lists the house as an 1882 walk-up of four floors and four apartments within the Park Slope Historic District Extension II. Department of Buildings records show a 2008 alteration permit for general construction, structural, mechanical and plumbing work on the cellar and all four floors, with a new steel-and-concrete rear porch. That job shows "permit issued" and no sign-off, and the record now names the sponsor entity as owner. Façade-repair scaffolding and sidewalk-shed jobs were signed off in 2010.

The only 2026 filing is a no-work application, completed June 23, 2026, to subdivide tax lot 13 into four condominium tax lots, 1601 through 1604, "for residential use" with "no change in use, zoning, or egress."

The Attorney General's record lists the construction type as "rehab" and the building as "Residential Vacant: Rehab," under a plan type for new construction or vacant buildings. The Department of Buildings shows no new work permit for the conversion; the open 2008 job is the only alteration on file. Buyers should ask what work the sponsor has done or will do, whether it falls under the 2008 permit, and how the offering plan describes each apartment's condition.

Listing records for the whole building, first asked at $5,995,000 in October 2025 and reduced to $4,995,000 in February 2026, described a four-unit townhouse with nine bedrooms and eight baths in total. Sizes for each condominium unit are not published. The 4,800 square feet of gross building area works out to about 1,200 square feet per apartment before stairs and common areas.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260138), the plan was submitted April 9, 2026 and accepted August 7, 2026 at a total offering price of $7,000,000, with 82 Sterling Place, LLC as sponsor and four residential units, no storage or commercial units. The plan type is a new-construction-or-vacant condominium, so no tenants are being converted under it. Amendment 1 was submitted September 17, 2026 and has not been reviewed; its contents are not shown. The plan has not been declared effective, and the database records no units sold.

At $7,000,000 the average is $1,750,000 per apartment, or roughly $1,460 per square foot of gross building area (our arithmetic; usable area will be smaller, so the price per usable square foot will be higher). One condominium ask has surfaced: unit 4, three bedrooms and two baths, listed September 24, 2026 at $1,675,000 with common charges of $404 a month. We saw it in a listing summary and could not open the full listing page, so treat it as preliminary.

What to know if you’re buying

Plan accepted, not effective. The sponsor can sign contracts now, but the plan becomes binding only when it is declared effective, which requires a minimum number of contracts set out in the plan. Read Amendment 1 when it is reviewed.

Condition. The filings show a 2008 alteration permit that was never signed off and a no-work subdivision in 2026. Get the plan's description of each apartment's condition, the engineer's report on the building and an answer on any planned work before signing.

Landmark rules. The house is in a historic district. Façade, window and rooftop changes need Landmarks Preservation Commission approval.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below.

Carrying costs. The plan's budget sets common charges and projected taxes for the four new condominium lots. No tax abatement was found in this review; confirm the projected bill in the plan.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
