80 Roebling Street is five small buildings sold as one condominium. Four of them hold eight residences each, two to a floor; the fifth, at 80 Roebling, holds four, one to a floor. Together they fill most of the Roebling Street side of the block, up to the North 8th Street corner, two blocks east of Bedford Avenue.
The complex predates the rezoning that produced most of the Northside's new condominiums. Karl Fischer filed the five new-building applications in 2003, two years before the 2005 rezoning, under the R6 designation the DOB filings record for the lot, and the buildings were finished in 2006. That puts it in the small group of Northside condominiums built before the rezoning rather than in response to it. The sponsor, North 8th Development, LLC, sold all 36 residences in 2006 and 2007, per ACRIS, before the credit crisis, and holds nothing today.
It is also a very plain ownership structure: 36 residences and nothing else. No garage units, no storage units, no retail condominium. A buyer is not sharing the building with third-party interests, and the common charges do not carry a garage.
The tax story is finished. The 15-year 421-a exemption stepped down between 2018/19 and 2021/22 and has been zero since 2022/23. Every owner now pays the full bill.
Architecture and unit composition
Each eight-unit building is four stories with an A and a B residence on every floor. The Department of Finance classes the residences as R2, its code for condominium units in a walk-up building. Confirm vertical circulation in person before relying on that classification. Unit sizes on the roll run from about 640 to 1,650 square feet. The largest are the four residences at 80 Roebling, one per floor, which are also the only residences in the complex that occupy a full floor of their building.
Unit numbering repeats across the five buildings — every eight-unit building has its own 1A through 4B — so the street address is part of the legal identity of an apartment. Check the address and lot on any contract, deed or title report.
Building operations
The condominium runs five small buildings under one board of managers. That arrangement spreads roofs, façades and entrances across a single budget: five roofs to maintain, not one. We have no offering plan, financial statements or house rules on file, and no amenity program is documented in the records reviewed. Ask for the latest financial statements, the reserve balance, any assessment history, and how the budget allocates building-specific costs.
At four stories, none of the buildings is subject to Local Law 11, the city's façade inspection program, which applies only to buildings over six stories. No open DOB/ECB violations appear against any of the five buildings. At twenty years old, the likely capital items are roofs, parapets and window seals.
The tax position
Department of Finance records show a 15-year 421-a exemption on the residences (code 5113, "421A 15 YR NO CAP"). 421-a is the state program that exempted the added value of new construction from property tax for a fixed term. Here the benefit began in 2007/08, ran at full value for eleven years, and stepped down over four, from 2018/19 through 2021/22. It has been zero since 2022/23. Owners pay fully assessed taxes, and no further step-up is coming.
A newer Northside condominium still inside its 421-a term shows a lower bill today that will rise. The bill here is permanent. Compare carrying costs on a fully taxed basis before comparing prices.

80 Roebling Street trades as pre-rezoning boutique new construction east of Bedford Avenue, priced in dollars per square foot. Floor position and building matter: top-floor residences, and the full-floor units at 80 Roebling, sit at the top of the range. With no parking in the condominium, buyers who need a space have to find one off site. Turnover is thin — two market resales were recorded in the last 24 months — so comparables have to come from the surrounding blocks. Index market statements to 2025, the last complete year. Use the tax bill as a selling point. Your taxes are fully phased in. Buyers comparing abated buildings are looking at bills that will rise.
Lead with scale. Two apartments to a floor, or one at 80 Roebling, in a four-story building. That is the product; show it that way.
Document the renovation. In a twenty-year-old building, buyers assume original kitchens, baths and mechanicals unless shown otherwise.
