81 Woodhull Street is a four-family house on a 22-by-100-foot lot in Carroll Gardens, now being renovated and enlarged into four condominium residences. The offering plan totals $7.5 million, or $1.875 million per residence on average.

The sponsor, 81 Woodhull LLC, bought the building for $3,100,000 in a deed dated August 10, 2023, per ACRIS. PLUTO records 2,464 square feet in the existing house. The enlargement filing lists about 5,486 square feet of construction floor area. That is the area of work, not finished living space, so it does not give unit sizes. Schedule A will show the sizes and whether the $7.5 million is spread evenly or weighted to a garden or top-floor home.

Architecture and residences

The existing house is about 22 feet wide and 41 feet deep on its lot, per PLUTO, in an R6B zoning district. Department of Buildings records show the sponsor's work under job B01007870, filed in March 2024: a rear enlargement of the existing residential building, keeping four dwelling units, with general construction, sprinkler, plumbing and mechanical work under separate permits. A related structural filing describes a horizontal and vertical enlargement. Foundation work for the rear extension and a rear patio, with a concrete stair from the cellar to the rear yard, is filed under B01018088. Partial interior demolition was permitted in June 2024. The sprinkler and mechanical permits issued in July and August 2026, and a pipe scaffold was permitted in August 2026.

Some subsidiary filings describe the building as a three-family house rather than four. The main filing and PLUTO both show four units. No unit sizes, layouts or finishes have been published.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260057), the plan was submitted February 12, 2026 at a total offering price of $7,500,000, with 81 Woodhull LLC as sponsor. It lists four residential units and four units in total, and records the construction type as rehabilitation. The Attorney General has not accepted it as of October 2026.

Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit.

No residence-level asking prices were found in listing records reviewed in October 2026.

What to know if you’re buying

It is a renovation, not new construction. Ask which parts of the circa-1900 structure stay, which systems are new, and what the engineer's report says about the foundation and party walls.

Timing. Several trade permits issued only in mid-2026. Ask for the projected completion date and the plan's outside closing date once it is accepted.

Four owners. In a four-unit condominium, every repair and budget line is shared four ways. Read the projected budget and reserve.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax, which starts at 1% at $1 million and rises in tiers above $2 million. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
