It also carries two structural drags that a seller has to manage rather than argue with.

The absence of an abatement is priced. A buyer comparing this building against the surrounding Downtown Brooklyn condominium stock will find monthly carrying costs at other addresses reduced by a 421-a or 485-x benefit and will find nothing reducing them here. Present the real number, in full, at the first showing. Indexed to the last complete year, the gap between an abated and an unabated monthly at this price tier is the single most common reason a Downtown Brooklyn deal is renegotiated late.

Sponsor inventory sets the floor. With a substantial block of unsold units under institutional ownership and an active sponsor sales program, a resale competes with a seller who has different objectives, a different cost basis and a marketing budget. Price and position against sponsor inventory in the same tier, not only against prior resales.

Against those, the building has advantages no competitor can copy: it is the tallest building in Brooklyn, the amenity program is the deepest in the borough, and the base is a designated landmark interior that residents walk past every day.
