Pricing at the building is governed by three things: the full-floor plate, the ceiling height, and the penthouse premium. The two ground-level residences and the two penthouses sit at opposite ends of a narrow inventory, and with seven units there is no internal comparable set deep enough to anchor a price on its own. Positioning has to be argued against the wider Tribeca full-floor loft-conversion market — buildings of similar scale and similar landmark constraint — rather than against the building's own transaction history.
