89 Union Avenue is a five-residence condominium on a wide, irregular lot in South Williamsburg. The lot has about 106 feet of frontage, and the building holds about 17,800 gross square feet across five floors, per PLUTO. That is roughly 3,500 gross square feet of building per residence, a large figure for a five-unit Brooklyn condominium. Unit-level square footage is not confirmed in this review; the offering plan's Schedule A will state it.

Every residence has left the sponsor. Four sold by recorded deed between December 2023 and June 2026. Residence 2 was transferred out of the sponsor without consideration by a deed dated December 21, 2023, per ACRIS. No unit remains in sponsor hands, so the building now trades as resales.

The $9.9 million offering averages $1.98 million per residence.

Architecture and residences

Union Corner LLC bought the lot for $2,450,000 by deed dated January 26, 2021, per ACRIS. The new-building application had been filed in November 2020, approved in June 2021 and fully permitted later that month, per Department of Buildings records. It describes a five-story, 59-foot residential building with five dwelling units and about 16,100 zoning square feet (20,187 square feet of construction floor area). The Department of Buildings signed off the job on September 12, 2023, and a condominium tax-lot subdivision creating lots 4201 through 4205 was approved in April 2023. The units are numbered 1 through 5 in city records.

Finishes, layouts and amenities are not documented in the public records reviewed. Read the plan's description of the property before relying on any listing description.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD220191), the plan was submitted August 29, 2022 and accepted April 6, 2023, with Union Corner LLC as sponsor and five residential units. The database shows a current total offering price of $9,900,000 and no separate price on acceptance. It does not record an effective date or a count of units sold, although ACRIS shows all five units deeded out of the sponsor. The amendments were not reviewed for this page; the Attorney General's plan-detail page returned no data when checked in October 2026.

Recorded sales

ACRIS shows these sponsor deeds:

  • Residence 2: transferred without consideration ($0), deed dated December 21, 2023, recorded March 2024

  • Residence 5: $1,995,770, deed dated December 27, 2023

  • Residence 4: $1,832,850, deed dated March 4, 2024

  • Residence 1: $2,200,000, deed dated April 18, 2024

  • Residence 3: $1,832,850, deed dated June 30, 2026

Three of the four priced amounts sit about 1.825% above a round number ($1,960,000 and $1,800,000 twice), the pattern of a sponsor grossing up the buyer-paid transfer taxes into the deed price. That reading is our arithmetic; the contracts are not public. The four deeds total $7.86 million. Against PLUTO's gross building area, the full $9.9 million offering works out to about $556 per gross square foot, our arithmetic. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

No sponsor inventory. All five units have been deeded out of the sponsor. Any purchase here is a resale from an individual owner.

Resales. Compare any ask with the four priced deeds above; the Residence 2 transfer carries no price and is not a comparable.

Size. The building's gross area per residence is unusually high. Confirm each home's interior square footage, outdoor space and storage in the plan.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax of 1% between $1 million and $2 million and 1.25% between $2 million and $3 million.

Small-building governance. Five owners run the building. Read the budget, the reserve and the by-laws on repairs to the roof and façade.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
