About the building
476 Union Avenue is a six-story condominium with white brick, industrial-style window frames and a vertical band of glass block. Meshberg Group designed its redevelopment; project records date the engineering work to 2017 and the interiors to 2018. The DOB alteration filing expanded the property from three dwellings to nine, and the Attorney General accepted the condominium filing in October 2015. The present building belongs to that redevelopment, with the earlier 2004 date retained in city records.
The apartment mix runs from studios and one-bedroom homes to larger garden and penthouse layouts. The smaller homes occupy substantially less floor area than the multilevel residences: compact apartments are roughly 400–670 square feet, while larger homes exceed 1,000 square feet. Outdoor space includes a garden at the base and private roof space above. Central air conditioning and in-home laundry are present in the penthouse layouts.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02751-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
