A Private Pricing Opinion — what your apartment at 455 Keap Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
455 Keap Street is a ground-up two-family building on a 28-foot lot in Williamsburg, sold as two condominium homes. One is a townhouse-style residence on the lower three levels and the other a penthouse triplex with a private keyed elevator. Two-unit new construction gives a buyer townhouse-scale space, in a new building, at about half the price of a whole house.
The listed asks total about $5.8 million against a $5.0 million plan, so the pending amendment is likely to reprice the offering. That gap is the first thing to resolve with the sponsor's counsel.
Architecture and residences
The new-building application, B01108767, was filed in October 2024 to build a two-family residence of about 4,600 square feet, with NY Building Associates as applicant. The first permit issued in April 2025. In October 2026 the owner filed the condominium subdivision that will create two unit tax lots, 1001 and 1002. The lot is zoned M1-2/R6A within a special mixed-use district.
Listing records describe:
- Townhouse residence: about 1,982 square feet across three levels, plus about 452 square feet of private outdoor space
- Penthouse triplex: about 2,396 square feet with four bedrooms and three and a half baths, reached by a private keyed elevator
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250305), the sponsor submitted the plan September 15, 2025, and it was accepted December 30, 2025 at a total offering price of $5,000,000 for two residential units. The sponsor is 455 Keap Capital LLC. Amendment 1 was submitted August 19, 2026 and had not been reviewed as of October 2026; its contents are not posted. The plan has no effective date, and the database records no units sold.
Published asks in 2026:
- Townhouse residence: $2,695,000, about $1,360 per square foot; projected common charges about $817 a month
- Penthouse: $3,100,000, about $1,294 per square foot; projected common charges about $1,102 and real estate taxes about $1,537 a month
The two asks add up to $5,795,000, about 16 percent above the accepted plan total. Ask whether Amendment 1 raises prices, and which price your contract will carry.

What to know if you’re buying
Read Amendment 1. It was submitted in August 2026 and is not yet accepted. It may change prices, the budget or the construction schedule.
Effectiveness. The plan becomes effective only when the sponsor meets its sales threshold. In a two-unit building, that may mean one contract. Closings follow effectiveness.
Two owners. Read the by-laws on decisions between two owners, the shared roof and façade, and insurance.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1.425%), plus the mansion tax of 1.25% between $2 million and $3 million and 1.5% between $3 million and $5 million in New York City. Use the calculators below to run your price.
Certificate of occupancy. Ask whether closings will occur on a temporary or final certificate of occupancy.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
