About the building
438 Humboldt Street combines two adjoining three-story buildings within one eight-residence condominium. Red brick frames large, gridded windows across the street front. Paul Lombardi was the architect of record on the signed-off new-building application. The Attorney General accepted the offering in April 2018, and it became effective in January 2019 under sponsor 438-440 Humboldt Street LLC.
The layout mix includes garden homes at the base and upper duplexes with double-height living rooms and private roof terraces. One-, two- and three-bedroom configurations occupy substantially different interior volumes. In the upper homes, the tall living spaces extend through two levels beside the internal stair. Garden-level residences open toward outdoor areas behind the street frontage.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02875-7506) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
Two buildings share one small condominium. Roof and exterior work may affect only one side of the property, while the declaration determines which owners bear the cost. For the upper duplexes, terrace-use rights and responsibility for the underlying roof are particularly consequential within an eight-residence association.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
