The Orson is a six-residence condominium on a 25-by-54-foot lot on Union Avenue. It is small even for Williamsburg: six homes on six floors, about 8,100 square feet of residential floor area in all.

The building is sold out. ACRIS shows six sponsor deeds between December 2025 and July 2026, from $1,817,000 to $2,900,000, totaling $13,462,000. That is about 8% below the plan's current total offering price of $14,644,000 and about 1% below the initial price. Recorded prices tracked the sponsor's opening schedule more closely than the raised total.

The new-building application dates to November 2013. It was approved in March 2022, permitted in April 2024, topped out in March 2025, and signed off in May 2026. That sign-off means the Department of Buildings closed the job, which normally follows issuance of a certificate of occupancy.

Architecture and residences

The Department of Buildings filing describes a six-story, 85-foot residential building with six dwelling units and about 10,707 square feet of construction floor area in an R7A district with a C2-4 commercial overlay. Published construction reporting credits Kao Hwa Architects with the design for 402 Union Associates LLC; one listing record credits Makers Collective. The record does not say whether the second firm worked on the interiors, so confirm the attribution before relying on it.

The condominium has six tax lots: Units 1, 2, 3 and 4, and two penthouses, PH1 and PH2. Listing records describe Unit 1 as a two-bedroom of about 1,604 square feet and PH1 as a three-bedroom, three-bath home of about 1,580 square feet. Several listing records give 1,174 square feet for the typical floors. Common charges ran about $592 to $597 a month on the lower units. Listing records also cite a 20% minimum down payment.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250083), the plan was submitted March 17, 2025, accepted August 21, 2025 and declared effective December 1, 2025, with 402 Union Associates LLC as sponsor. The record lists six residential units. The total offering price rose from $13,602,000 to $14,644,000, an increase of $1,042,000, or 7.7%. The record still shows one unit sold; ACRIS shows all six deeded.

The sponsor marketed the homes from $1,799,000 to $3,149,993. PH1 was last asked at $2,995,000, about $1,896 per square foot, after a 4.9% cut, and it closed at $2,900,000.

Recorded sales

ACRIS shows these sponsor deeds:

Residence Deed date Price $/sf
4 December 22, 2025 $2,030,000 —
3 January 7, 2026 $1,995,000 ~$1,699 at 1,174 sf
PH2 February 13, 2026 $2,750,000 —
1 February 17, 2026 $1,817,000 $1,133 at 1,604 sf
2 March 30, 2026 $1,970,000 ~$1,678 at 1,174 sf
PH1 July 10, 2026 $2,900,000 ~$1,835 at 1,580 sf

The 1,174-square-foot figure for Units 2 and 3 comes from listing records and is not confirmed against the plan. Unit 1 sold at about $1,133 a square foot on its listed size, well below the upper floors; check what that figure includes before using it as a comparable. On the listed sizes, the typical floors sold near $1,680 to $1,700 a square foot and PH1 near $1,835. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resales only. All six homes have closed, so any purchase now is a resale from an owner, and the 2025–2026 sponsor deeds are the price reference.

A six-unit condominium. Six owners carry the building's costs. A roof or elevator repair is split six ways, so ask for the reserve balance and the budget.

Closing costs. In a resale the buyer pays the mansion tax (1.25% between $2 million and $3 million) and, usually, the seller pays the transfer taxes. Use the calculators below.

Tax position. No tax abatement was confirmed in this review. Confirm the current tax bill with the seller.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
