9 5th Street is a six-residence condominium under construction on 5th Street between Smith and Hoyt Streets, a short walk from the Carroll Street F and G station. The sponsor submitted its offering plan, titled Domani No. 9, to the New York State Attorney General in December 2025 at a total offering price of $14.44 million, or about $2.41 million per residence.

Published construction reporting gives the homes an average of about 1,445 square feet. At the plan's average price, that implies roughly $1,665 per square foot before any repricing in review. That figure is arithmetic on two published totals, not an asking price.

The lot sits in the Special Gowanus Mixed Use District created by the 2021 Gowanus rezoning, zoned M1-4/R6B, and carries an environmental E-designation, common on former industrial lots in the area. PLUTO still shows it as a vacant lot.

Architecture and residences

Angelo Ng + Anthony Ng Architects Studio filed the new-building application (job B01138039) in December 2024. The filing describes a four-story residential building of 39 feet with six dwelling units and about 12,100 square feet of construction floor area. The general construction permit issued in August 2025, with foundation, superstructure, plumbing, sprinkler and mechanical permits through 2025 and 2026. A post-approval amendment filed in May 2026 was in objections as of July 2026, and a sidewalk shed and scaffold permit was renewed in October 2026.

Published construction reporting from April 2026 describes the building as rising to five stories with about 8,675 square feet of residential area and six condominium units averaging about 1,445 square feet. The difference from the four-story filing may be a penthouse or bulkhead level counted differently; confirm the floor count and unit sizes against the plan once it is accepted.

The lot is 44 by 100 feet. Unit mix, finishes and outdoor space are not yet published.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250428), the plan was submitted December 23, 2025 under the name Domani No. 9, as a new-construction condominium of six residential units, with 11 Fifth LLC as sponsor, at a total offering price of $14,443,000. The record shows no acceptance date, no amendments and no units sold. No asking prices are published for individual residences.

What to know if you’re buying

What pre-launch means. A sponsor cannot sign binding purchase contracts until the Attorney General accepts the plan, and cannot close until the plan is declared effective. Ten months after submission the plan had not been accepted.

Flood and environmental review. The lot is inside the Gowanus rezoning area, a few blocks from the canal, and carries an E-designation. Read the plan's disclosures on environmental remediation and flood zone status, and price flood insurance before signing.

Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow. The plan sets the terms.

Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. At an average near $2.4 million, the state mansion tax runs at 1.25 percent. Use the calculators below to run your price.

Temporary certificate of occupancy. Sponsors commonly close on a temporary certificate of occupancy, renewed until a permanent one issues. Ask what the sponsor has escrowed for open items.

Common charges, taxes and the board. The plan's budget will project common charges and real estate taxes. Ask whether the building qualifies for any tax benefit; none has been confirmed in this review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
