Bentyn is a narrow ten-story condominium on Fourth Avenue with only ten residences. Most homes occupy a full floor, with windows on the eastern and western sides and private balconies. Its small residential inventory contrasts in scale with the height of the building itself: the apartments extend vertically in a largely single-home stack.

Construction was permitted in January 2017, and the building opened around 2020. The initial design by DJLU Architect placed commercial space at the base and introduced setbacks near the top. Residential closings began in 2020.

Architecture and unit composition

Oversized windows define the apartment elevations, with glazed openings leading to balconies. The typical larger residences have three bedrooms and two bathrooms in approximately 1,400 square feet. Eastern and western exposures bring light from both sides of the full-floor plans.

The lower inventory includes a different-sized home of roughly 1,290 square feet, while upper setbacks create changes in the building envelope. The common roof deck is separate from the private balconies attached to individual apartments.

The ground-floor commercial unit has its own tax lot. It is additional to the ten residences and does not count as an apartment when evaluating residential turnover or ownership.

Building operations

Entry service is provided through a virtual doorman, with a keyed package room for deliveries. The building also has bicycle storage and an elevator. The shared outdoor amenity is at roof level; there is no staffed doorman.

The condominium's ten residential lots currently have ten separate owners in the DOF roll. Residential and commercial space are assessed in different tax classes. There is no building-wide tax abatement, so a comparison with another recently constructed condominium should account for whether that alternative still receives a tax benefit.
