914 President Street is a 20-foot-wide house on a 100-foot-deep lot in the Park Slope Historic District, recorded by the city as a four-family building with about 5,560 square feet. The sponsor bought it for $6,250,000 in a deed dated November 14, 2025, per ACRIS, and has filed to sell its four apartments as condominiums.
The plan as submitted prices the four homes at a combined $9,996,000, or $2,499,000 each on average. That is about $1,800 per square foot across PLUTO's 5,560 square feet, before deducting stairs and common areas, and 1.6 times the purchase price.
The building was renovated shortly before the sale. The previous owner carried out an interior renovation of all floors, with new plumbing and mechanical systems, between 2023 and 2025, under filings by George Ranalli, Architect. No new construction filing by the sponsor appears in Department of Buildings records as of October 2026.
Architecture and residences
The renovation job, filed in December 2022 and signed off in February 2025, covered the basement, cellar and floors one through four at an estimated $680,000. It described an interior renovation with no change to use, occupancy or egress, keeping four dwelling units. Mechanical and plumbing work under the same job was signed off in April 2025. A 1995 filing had reduced the building from a converted rooming house to a four-family residence and added a rear steel porch in a later job.
Layouts, sizes and finishes for the four condominium homes have not been published. Read Schedule A of the plan once it is accepted.

The record shows no acceptance date and no amendments as of October 2026.

What to know if you’re buying
The plan is not yet accepted. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits. It can take only non-binding expressions of interest.
Recently renovated, not rebuilt. The interiors were redone in 2023–2025 under the previous owner. Ask what the sponsor has changed since, which systems are new, and what warranties pass to buyers.
Historic district. Exterior work requires Landmarks Preservation Commission approval. Ask about the roof, windows and rear yard.
A four-owner condominium. Four owners share every building decision. Read the by-laws on repairs, insurance and use of the garden and roof.
Tax class. Small condominiums may be assessed differently from larger buildings. Ask which tax class the plan's projection assumes.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax of 1.25% between $2 million and $3 million. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
