The Jackson Hole Market the MLS Cannot Fully See

Jackson Hole is not merely a thin market. It is a partially observed market. A recorded transfer, a confidential sale price, an MLS closing and a broker's all-deed report can describe the same period while counting different events. The difference is structural, not a rounding problem.

The price exists; the public record does not reveal it

Wyoming requires a Statement of Consideration to accompany most recorded real-property transfers. The statement identifies the parties, property, date, amount and terms, but state law makes it confidential. The Clerk can show that an instrument moved title while the public record remains silent about the economic amount that changed hands.

That creates a different research problem from a disclosure state. The absence of a public price is not evidence that no sale occurred, and an assessor value is not a substitute. A portal that attaches a dollar figure to a deed may be using MLS data, a later report, an estimate or a mismatched event. Each requires its own provenance.

The listing market and the transfer market are different universes

A source-cited all-deed analysis found that 41 percent of transactions in the first half of 2026 were either never publicly listed or did not disclose the final price. An MLS-only report therefore describes the listed and price-visible market. An all-deed report seeks to describe the broader transfer market. Neither can be silently relabeled as the other.

The gap matters most where private marketing is common and a small number of high-value sales can move dollar volume or average price. It also affects counts. A rise in recorded transfers need not appear as an equal rise in MLS closings, and an MLS median can change because the visible mix changed even when the wider deed universe behaved differently.

A deed is not yet an economic transaction

One acquisition can produce several instruments or move several parcels. A ranch may transfer as a parcel assembly. A condominium may carry parking, storage or common interests. An entity transfer, family deed, conservation grant, corrective filing, foreclosure or nominal conveyance can change the public record without representing an ordinary arm's-length residential sale.

The correct sequence is instrument, linked event, reconstructed transaction, arm's-length review and only then index eligibility. Unusual transfers remain in the research record, but they belong in their own legal-interest population rather than being forced into a conventional house or condominium series.

Every number must identify the ground beneath it

The Roebling convention is to state the metric, period, geography, property segment and publisher in the same field of view. A Teton County all-deed average, a valleywide MLS median and a Town of Jackson condominium figure answer different questions. Agreement can corroborate direction; divergence usually points to footprint, inclusion or visibility.

This library combines those layers in an argument but never averages their cells, chains their histories or lets the most flattering figure win. That discipline is not caution applied after the analysis. In Jackson Hole, it is the analysis.
