Why 159 NE 6th Street Condominium 2 (Gale Miami) matters
Gale is a condominium-hotel inside a residential tower. Units are individually owned, furnished, and intended to be rented by the night. Owners can use the unit, place it in the on-site rental program, or both.
The tower has 160 hotel condominium units. Ask for the rental program terms and the unit's rental performance.
Park West and the tower
Park West is the northern edge of Downtown Miami, west of Biscayne Boulevard. It sits near Museum Park and the Pérez Art Museum and Phillip and Patricia Frost Museum of Science on the bay, the Adrienne Arsht Center for the Performing Arts, the Kaseya Center arena, and the MiamiCentral station, which serves Brightline and Tri-Rail. Metromover stops run through the area, and I-395 and I-95 are minutes away.
The Natiivo tower stands at 51 floors. Its podium, floors 8 through 10, carries the shared amenity program: co-working on the eighth floor, dining and a pool on the ninth and fitness on the tenth.
Architecture and unit composition
Arquitectonica designed the tower, and Urban Robot did the interiors and landscape. Gale occupies floors 17 through 23, and the Natiivo residential condominium sits above on floors 24 through 51.
Unit mix. Studios through two-bedrooms, with a den option on the one-bedroom. Units are built to be rented by the night.
Operator. Request the rental program terms in writing, including revenue split, management fee and whether participation is optional.
Building operations
Condominium 2 is a separate association from the residential condominium, and the tower's shared amenities, services and garage operate under cost-sharing arrangements between the condominiums, the hotel and the commercial component. Ask how costs are split, what Condominium 2 owners pay, and whether any assessments are pending.
Request the current budget and financial statements. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the inspection schedule in writing. For this building also request the reciprocal-easement or shared-facilities agreement and the rental program agreement.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for the rental program terms and owner-use limits in writing.
Sales context
Units sell furnished. Ask whether furnishings convey, and price by line.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Gale Miami
Underwrite the rental program, not the unit. Ask for trailing income statements for the specific unit line, the program's fee schedule and the hotel's occupancy history.
Check financing. Financing may differ for condominium-hotel units. Confirm with a lender before an offer.
Confirm which condominium. Gale (Condominium 2) and Natiivo residences (the upper condominium) share an address and a tower but not budgets or rules.
What to know if you're selling at Gale Miami
Lead with performance. Use rental statements for the unit and the line.
Prepare the package. Budget, financials, reserve study, rental agreement and a furnishings list shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 2024.
