Why Mr. C Residences, 2678 Tigertail Avenue matters
It is one of the newest large condominiums in Coconut Grove and carries the Mr. C brand. Terra launched sales in 2020 and sold the building out during the pandemic. Completion came in July 2024.
The development's two 20-story towers sit near the bay; this condominium, at 2678 Tigertail Avenue, has 134 residences. Sizes run from one-bedroom apartments of about 565 square feet through five-bedroom residences and penthouses above 4,000 square feet.
Coconut Grove and the Tigertail site
Coconut Grove is Miami's bayfront village district, south of Brickell and north of Coral Gables. Its center is the Main Highway and Grand Avenue area, with Biscayne Bay, Dinner Key and the Grove's marinas on the east side and a heavy tree canopy over most residential streets.
This page covers 2678 Tigertail Avenue only. It is on Tigertail Avenue near the bay, close to the Mr. C Coconut Grove hotel, which the Cipriani family operates. The residences are a brand partnership with Mr. C. The podium carries ground-floor retail and a gourmet market and café that open to the street.
Architecture and unit composition
Arquitectonica designed the towers, which are joined at the base by a podium. Bernardo Fort-Brescia led the firm's design. ArquitectonicaGEO designed the landscape.
Unit mix. Residences run from one to five bedrooms and from about 565 to 4,200 square feet. Penthouse 1 is about 8,550 square feet. Confirm which tower and which line a residence is in before comparing sales.
Amenities. The program includes a pool, pool lounge, cabanas, a spa with sauna and hot tub, a fitness center, tennis courts, a clubhouse, community kitchen, billiard room, library and business center, plus a playground and picnic area. A marina is across the street; ask whether owners have slip access.
Building operations
The building has elevators, on-site management and grounds maintenance. Ask which hotel-style services are in the monthly charges, and how parking is allocated.
Ask for the budget, the first-year financial statements, reserve funding, and any developer-turnover documents. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. For a building completed in 2024, ask whether control of the association has transferred from the developer, whether any construction-defect claims are open, and how costs are shared between the two towers, the podium retail and the marina.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask in writing about any brand-related membership or service charges.
Sales context
Terra sold the building out before completion. The recorded activity since 2020 includes closings from the original sell-out and resales. Penthouse 1 sold for $22.2 million in 2024, about $2,600 per square foot. One of two arms-length sales recorded in May 2026, at $1,925,000. It is one sale, not a building price. Pricing varies with tower, floor, view and size.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Mr. C Residences
Pull comparables by line. Original closings and resales sit side by side. Use same-line, same-view sales.
Ask about the marina. The marina is across the street from the building. If a slip matters, confirm in writing whether owners have access and how slips are held and transferred.
Review turnover and defect status. Confirm whether developer turnover is complete and whether warranty or defect claims are open.
What to know if you're selling at Mr. C Residences
Price against current resales. Original-purchase prices are history. Buyers will compare against what is listed and closed now in the same line.
Offer documents up front. Budget, reserve study and association financials shorten diligence on a new building.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 2024. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
