Why Grove at Grand Bay matters
Grove at Grand Bay is a Bjarke Ingels building: two 20-story towers and 99 residences, delivered by Terra in 2016.
The site shaped the design. The lot sits between mid-rise buildings on Bayshore Drive with the bay and a marina behind it. BIG set the two towers perpendicular to the street, one behind the other, and compacted the south tower's footprint so the north tower keeps a straight view to the water. The floor plates rotate through the lower floors, and the upper floors continue straight in the orientation reached, so each tower has its own line of sight.
The base uses a stepped landscape of local stone and native planting in place of a conventional podium. Floorplates extend on all sides into deep balconies and overhangs that cut solar heat gain. Raymond Jungles designed the grounds, which include more than 15,000 plants and 500 trees, and the common areas carry works by Tara Donovan, Olafur Eliasson and Jeppe Hein.
A lower penthouse of about 11,000 square feet sold in 2024 for $19.5 million, about $1,770 a square foot. That unit has a six-bedroom plan, a theater, library and office, and a four-car private garage.
Identity note
Grove at Grand Bay is a Coconut Grove condominium on South Bayshore Drive. It is unrelated to Grand Bay Tower (430 Grand Bay Drive) and Grand Bay Residences (445 Grand Bay Drive), the two Key Biscayne condominiums that share part of the name. Check the address on any listing.
Coconut Grove
Coconut Grove is a bayfront neighborhood on the south side of Biscayne Bay, set between Brickell and Coral Gables. South Bayshore Drive runs along the water through the center of it. Dinner Key Marina is to the south, Peacock Park and Regatta Park are within a short drive, and the Grove's village core of restaurants, retail and CocoWalk is under a mile away. Vizcaya Museum and Gardens is a few minutes' drive north.
Architecture and unit composition
Residences range from two- to six-bedroom plans, with five-bedroom penthouses on the top levels and full-floor penthouses of about 10,000 square feet or more. Ceilings are 12 feet with 12-foot glass, and terraces are about 12 feet deep, several with summer kitchens. Kitchens have gas cooking, and primary baths have soaking tubs. Each residence opens from a private elevator foyer, and each has two parking spaces.
Floor plans repeat by line and vary by floor. The north tower holds the larger share of the residences. Use the association's size schedule and the unit's plan rather than a published figure.
Building operations
The service model includes a concierge, valet parking and building management on site. Ask whether butler service and private chef arrangements are active and whether they are association services or third-party add-ons.
Amenities are shared across both towers: the 150-foot lounge and lap pool with cabanas, the roof pools, a fitness center and wellness spa, a glass-enclosed tennis court, a pet spa and a children's playroom. The BIG design uses elevator cores reinforced with two-inch steel plates, with columns carrying gravity loads only.
Ask for the operating budget, reserve funding and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. The building has a pet spa.
Sales context
Terra delivered the towers in 2016. The 2024 lower penthouse sale was at $19.5 million. One other recorded sale, April 2026, at $11.5 million. It is one sale, not a building price. Pricing varies by tower, floor, view and plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Grove at Grand Bay
Know the tower and view. The north tower has the larger residence count (57 against 42), and the design set the south tower back so the north tower keeps a direct water view. Check the view from the specific unit.
Check interior area. Get the floor plan and the association's size schedule.
Check the service terms. Ask what the monthly charges cover and which hospitality services are optional.
What to know if you're selling at Grove at Grand Bay
Price against your line and tower. Use trades in your plan and floor range, not the penthouse sales.
Have the documents ready. Budget, reserve study, financials and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2016. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
