Club Residences at Park Grove is a 132-residence condominium building at 2831 S Bayshore Drive, in Coconut Grove, by Terra and The Related Group with design by OMA (Rem Koolhaas) and Arquitectonica (architect of record). County records list 2018 as the year built. It has a median residence of 1,107 square feet.
The recorded market runs to 240 arms-length sales since 2018, an annual turnover rate of 18.2 percent of the building over the past decade, and a median of $924 per square foot. Across 105 same-unit resales, 93 percent sold above their prior recorded price, with a median gain of 25 percent over a median hold of 3.2 years. The 39 sales since 2023 carry a median of $1,607 per square foot, 74 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade. Recorded deeds show 11 parties that acquired more than one residence in the building.

Why Club Residences at Park Grove matters
Club Residences is the largest of the three Park Grove towers and the one that holds the resident club. At 132 residences it is roughly as large as One and Two Park Grove combined. Terra bought the site in 2013, ran a design competition, and chose OMA. The built project is three towers on about five acres.
The design idea: three towers read as separate barrier islands in Biscayne Bay, each independent and linked by shared grounds. Exterior columns take their form from palm trunks, and the facades are faceted to cut sun and glare.
The grounds and amenity program are shared by the three towers. Ask for the master association agreement covering how those costs are shared across the three associations.
Coconut Grove and the Park Grove site
Coconut Grove is a bayfront neighborhood in southern Miami, organized around a village center, Dinner Key and its marina, and a long run of mature tree canopy. South Bayshore Drive follows the water. Park Grove occupies a large bay-facing site on it, with a public park next door.
The neighborhood has a marina, sailing clubs, village streets and the waterfront. Brickell and Downtown are a short drive north. The development's program includes an estate manager and a nautical concierge who arranges sailing outings and lessons through the Coconut Grove Sailing Club. A sculpture by Jaume Plensa, The Three Poets, stands at the front of the property.
Architecture and unit composition
OMA drew the three-tower scheme and Arquitectonica was architect of record. William Sofield designed kitchens and bathrooms, and Meyer Davis designed the amenity and common-area interiors. Enzo Enea designed the roughly five-acre garden.
Unit mix. Residences are one- to three-bedroom plans with open layouts, 12-foot ceilings, floor-to-ceiling windows, terraces, and private elevator access. Kitchens carry Sub-Zero and Wolf appliances. Penthouses have dedicated pools. Square footage varies by line; work from floor plans.
Amenity levels. The pool deck runs about 500 feet along the grounds. The spa includes private treatment rooms, steam and sauna. Wine-tasting rooms have private lockers, and the screening room seats 28. An amphitheater, a sculpture garden and a business center with meeting rooms complete the program.
Building operations
The building has a 24-hour concierge and valet. An estate manager is responsible for resident service, and a nautical concierge handles boating and club arrangements.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the current budget and recent financial statements. Because three towers share grounds and amenities, ask for the master association agreement, how shared costs are allocated to Club Residences, and whether any special assessment is pending.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
The tower was delivered in 2018. One of two arms-length sales recorded in February 2026, closed at $2,800,000. It is one sale, not a building price. Pricing varies with floor, bay or city exposure and size, and penthouses trade separately from the main stack.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Club Residences at Park Grove
Know the tower. Park Grove is one name over three condominiums. Verify which association governs the unit and which shared costs apply.
Compare by line and view. Bay-facing and city-facing residences price differently. Pull recent closings in the same line, not the building average.
Read the reserve documents. Request the SIRS, budget, financials and master agreements before an offer.
What to know if you're selling at Club Residences at Park Grove
Price against same-line closings. Buyers can cross-shop One and Two Park Grove, so a spread to those towers needs a reason.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2018. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
