Two Park Grove is a 73-residence condominium building at 2821 S Bayshore Drive, in Coconut Grove, by Terra and The Related Group with design by OMA (Rem Koolhaas) and Arquitectonica (architect of record). County records list 2018 as the year built. It has a median residence of 2,558 square feet.
The recorded market runs to 128 arms-length sales since 2018, an annual turnover rate of 17.5 percent of the building over the past decade, and a median of $1,275 per square foot. Across 55 same-unit resales, 76 percent sold above their prior recorded price, with a median gain of 25 percent over a median hold of 3.1 years. The 21 sales since 2023 carry a median of $2,057 per square foot, 61 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade. Recorded deeds show 6 parties that acquired more than one residence in the building.

Why Two Park Grove matters
It is one of the two towers of Park Grove completed in 2018, in a three-building development designed by OMA, Rem Koolhaas's firm. Two Park Grove, the Club Residences and the later One Park Grove (not described here) share one site on South Bayshore Drive and five acres of landscape.
The plan is peanut-shaped, and the facade is a grid of faceted concrete columns with covered terraces between them. Floors are 12 feet, and each residence has a terrace that follows the curve of the exterior.
The building has 73 residences. Three of the four lines are three bedrooms or larger; the two-bedroom line is the smallest at about 1,950 square feet.
Two Park Grove is its own condominium at 2821 S Bayshore, separate from the other two buildings.
Coconut Grove and the Park Grove site
Coconut Grove is one of Miami's oldest settled neighborhoods, on Biscayne Bay about 10 minutes by car south of Downtown. It has a tree canopy, a working marina at Dinner Key and a village core with restaurants and shops. Peacock Park, the Barnacle Historic State Park and Kennedy Park are on the bay side. Park Grove is on South Bayshore Drive at the southern end of the waterfront, a short way south of the BIG-designed Grove at Grand Bay, completed in 2016.
Park Grove is a campus rather than a single tower. The towers share a landscape by Enzo Enea with a sculpture park, an amphitheater with grassy steps and bay-facing pools. The Club Residences, a cylinder, holds the resident club. Which of those facilities Two Park Grove owners use, and who pays for them, depends on the shared-facilities arrangements; ask for those documents.
Architecture and unit composition
Residences run from the fourth floor to the 20th, with lower penthouse, penthouse and upper penthouse levels above. The tower skips floor 13. Each floor has four lines, so about 18 homes per line across the tower. One combined plan on the 20th floor joins two lines into a five-bedroom residence of about 5,830 square feet.
Interiors by Studio Sofield use Italian glass cabinetry, wood-clad islands, marble and granite counters and seashell-stone floors. The terraces are covered and run along the exterior curve, which is what gives the tower its terraced profile.
Building operations
The service model is full-service: 24-hour doorman, concierge and security, valet and butler service. The wellness program covers a fitness center with private training rooms, spa treatment rooms, yoga and Pilates, sauna and steam. Entertaining space includes a private screening room, wine tasting rooms with storage, and private dining and event rooms. Bayfront pools have cabanas and an outdoor bar.
These describe the 2018 delivery. Ask for current staffing, the operating budget, the structural integrity reserve study and the milestone-inspection schedule. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this tower has 23 floors. Get the inspection schedule in writing. Also ask how costs are shared with One Park Grove and the Club Residences.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association.
Sales context
Renderings were released in 2014, interiors were shown in 2017 and the tower was delivered in 2018. One recorded sale, May 2026, at $6,790,000. It is one sale, not a building price. Pricing varies by line and floor, from the two-bedroom line up through the penthouses.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Two Park Grove
Confirm the tower. One Park Grove and Two Park Grove share a site and a name. Check which association governs the unit.
Identify the line and floor. The four lines differ in size, orientation and view.
Review the shared-facilities arrangement. Ask what Two Park Grove owners pay for the Club Residences, gardens and shared amenities.
Check the exterior. Ask for the maintenance and inspection plan for the faceted concrete columns.
What to know if you're selling at Two Park Grove
Price against your line. Use trades in your line and floor band, not penthouse results.
Have the documents ready. Budget, reserve study, shared-cost agreements and financials shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2018. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
