Why Cloisters on the Bay matters
It is a house-scale alternative inside a condominium structure. The community has 40 three-story villas, each about 4,960 to 7,100 square feet, with a private elevator that runs from the garage to a rooftop terrace. Walled gardens and garages sit at ground level.
The site fronts Main Highway near the Barnacle Historic State Park and Peacock Park. Villas have bay, garden or park outlooks.
The community is a condominium: owners hold a unit and share the grounds and building elements through an association, as they would in a tower. Which exterior elements the association maintains, and which the owner does, is set by the association documents. That determines insurance, repair obligations and assessment exposure.
Coconut Grove
Coconut Grove is one of Miami's oldest settled neighborhoods, on Biscayne Bay about 10 minutes by car south of Downtown. It has a tree canopy, a marina district at Dinner Key and a village core of restaurants and shops. Peacock Park and the Barnacle Historic State Park are near this part of Main Highway.
The community is low-rise, near the village core, with house-size residences behind a gate.
Architecture and unit composition
The villas are Mediterranean in style and three floors tall. Finishes include marble floors, granite counters, custom cabinetry, two-zone air conditioning, gas cooktops and laundry, and, in some villas, a built-in library. A private elevator serves all three levels and the rooftop. Detached features vary by villa, including walled gardens and rooftop hot tubs, and renovation levels may differ by villa.
Confirm the area of any villa by floor plan or survey.
Building operations
The community has a guard gate, a clubhouse with a bar, a pool and a tennis court. Ask for the operating budget and what the association covers (roofs, exteriors, landscape, insurance). Florida's milestone inspection and structural integrity reserve study (SIRS) rules reach condominium buildings of three or more habitable stories, but both exempt one- to four-family dwellings of three or fewer habitable stories. Ask the association how each villa building is classified, whether either requirement applies and on what schedule, and for any reports on file, the reserve schedule and the assessment history.
Ask for the installation date and service history of each villa's elevator and roof.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, July 2025, closed at $5,750,000. With 40 residences of different sizes, it is one sale, not a building price, and the pool of true comparables is small.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Read the Declaration first. Find out who is responsible for the roof, exterior, elevator and grounds, and how the budget splits between villa and common areas.
Measure the villa. Confirm the area by floor plan or survey.
Inspect the elevator, roof terrace and mechanicals.
What to know if you're selling at Cloisters on the Bay
Price against villa-to-villa trades. Compare size, bay or garden outlook and renovation level.
Have the documents ready. Budget, reserve and any study documents, and association rules shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2002. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
