One Park Grove is a 66-residence condominium building at 2811 S Bayshore Drive, in Coconut Grove, by Terra and The Related Group with design by OMA (Rem Koolhaas) and Arquitectonica (architect of record). County records list 2020 as the year built. It has a median residence of 2,546 square feet.
The recorded market runs to 87 arms-length sales since 2020, an annual turnover rate of 13.2 percent of the building over the past decade, and a median of $1,466 per square foot. Across 22 same-unit resales, 95 percent sold above their prior recorded price, with a median gain of 67 percent over a median hold of 2.9 years. The 15 sales since 2023 carry a median of $2,541 per square foot, 73 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade.

Why One Park Grove matters
It is a 66-unit tower on South Bayshore Drive. The condominium is the single tower at this address. The wider Park Grove development has three towers and 271 residences: One Park Grove, Two Park Grove and the Club Residences. This page covers One Park Grove only.
Terra bought the site in 2013 and held a design competition. The finalists were OMA, Ateliers Jean Nouvel, Christian de Portzamparc and Diller Scofidio + Renfro. OMA won with a scheme of six towers meant to read as a grove of trees. The developers cut it to three towers to reduce density. Sales launched in 2016, the construction loan closed in 2018, and One Park Grove was the last tower delivered, with closings in 2020.
The building's structure is exterior. An exoskeleton of columns on the facade carries the load, so the floors inside have no columns and the glass walls run corner to corner. Residences were designed for Biscayne Bay views, with large terraces.
Coconut Grove and Bayshore Drive
Coconut Grove is one of Miami's oldest neighborhoods, on Biscayne Bay south of Brickell. Bayshore Drive runs along the water, and Regatta Park, a public bayfront park, is nearby, as are Dinner Key Marina and the Coconut Grove village center. Brickell and Downtown are a short drive north.
Architecture and unit composition
OMA designed the tower with Arquitectonica as executive architect. Meyer Davis designed the lobby and amenity spaces, and Sofield designed the kitchens and baths. Enea's landscape wraps the building in layered gardens, with a two-acre private park at the base.
Unit mix. Two-, three- and four-bedroom residences and penthouses, with floor-to-ceiling glass, ceilings of about 12 feet, waterfront terraces and Wolf and Sub-Zero kitchen appliances. Request the floor plans for the line you are looking at.
Amenities. The bay-facing pool deck runs about 500 feet. The spa has treatment rooms, a sauna and indoor and outdoor yoga space. There is a 28-seat screening room, a library and wine rooms with private storage. A restaurant is part of the amenity program.
Building operations
The building has a 24-hour doorman, concierge and security, plus butler service and a resident app. Because the amenity program is large for 66 homes, ask how it is staffed and funded. Ask also which amenities are shared with Two Park Grove and the Club Residences, and how shared costs are divided among the three associations.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, and milestone inspection status. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Initial sales ran from 2016 and the first closings came in 2020. The recorded history shows 87 arm's-length transfers since then, counting initial closings. One recorded sale, January 2026, at $3,875,000. It is one sale, not a building price. Pricing varies by line, floor, view and penthouse status.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at One Park Grove
Know which tower you are buying. The three Park Grove towers share a name and a campus but are separate buildings. Ask which association governs the unit.
Check the shared-cost arrangement. Ask for the agreements that govern the shared park, pool and spa, and the budget lines that fund them.
Request floor plans. Sizes differ by line.
What to know if you're selling at One Park Grove
Price against same-line resales. Use your line and floor.
Have the documents ready. A current budget, financials, SIRS and the master-arrangement documents shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 2020. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
