Why 2655 South Bayshore Drive matters
It is a bay-view building on South Bayshore Drive. Terra and the Cipriani family built a 21-story Arquitectonica tower with a hospitality program tied to the Mr. C name, and it completed in 2024.
The 95 residences cover a wide size range, from one-bedrooms of about 555 square feet to penthouses of about 6,611 square feet with rooftop pools.
The building has a nautical concierge, butler-style services and an on-site cafe and market. Ask what the association charges for and what monthly dues include.
Coconut Grove
Coconut Grove is a bayfront neighborhood, south of Brickell and Key Biscayne's causeway turnoff, with a village center of cafes and restaurants around Grand Avenue and Main Highway. Tree canopy, marinas and parks define it. Dinner Key, with its marina and the City Hall building, is nearby, and South Bayshore Drive runs along the bay with views across the water.
Brickell and Downtown are a short drive north. Bay exposure depends on line and floor; check the plan.
Architecture and unit composition
Arquitectonica designed the tower at 21 floors. Residences range from one-bedrooms to five-bedroom-plus penthouses. Kitchens are by ItalKraft with Sub-Zero and Wolf appliances. Terraces are private on the lower plans and larger on the upper floors. The penthouses have rooftop pools.
The amenity program includes a club pool with cabanas, a lap pool at garden level, a spa, a fitness center with Peloton and yoga studios, a children's playroom and a teen lounge, a library and screening lounge and a billiards room. A Bellini bar is part of the pool area.
Building operations
The building has 24-hour doorman and security, covered valet drop-off, a concierge team and a lifestyle and nautical concierge. A cafe delivers to residences. Ask who operates the food and spa spaces and what residents pay for each.
Completed in 2024, the building raises first-years questions: the developer's turnover of the association, the first reserve study, construction defect warranties and their expiry dates, and the budget against actual costs. Ask for the first reserve study and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the inspection schedule in writing.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Terra launched sales ahead of construction, and the tower completed in 2024. One of three arms-length sales recorded in June 2026, at $1,650,000. It is one sale, not a building price. Pricing varies by plan type.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
