Why Glasshaus matters

Glasshaus is a 23-home building on a Coconut Grove side street.

Varabyeu Partners specified floor-to-ceiling windows, 11-foot ceilings and glass-rail balconies and terraces on a five-story frame.

It sits a short distance from the Coconut Grove Metrorail station on the 27th Avenue edge of the neighborhood.

Coconut Grove

Coconut Grove is a bayfront neighborhood, a village of tree-covered streets on Biscayne Bay about five miles south of Downtown. Its anchors are on the water: the Dinner Key marina and the sailing clubs, Peacock Park, and the village center around Main Highway and Grand Avenue. Vizcaya Museum and Gardens is at the north end, and the Barnacle Historic State Park is on Main Highway in the village center.

Glasshaus sits on the inland, 27th Avenue side, a few blocks from the village center and the Metrorail station.

The waterfront towers are on Bayshore Drive.

Architecture and unit composition

Glasshaus is five stories with 23 residences. Plans are one-, two- and three-bedroom. Kitchens were specified with Italkraft cabinetry and stone counters, with a choice of wood or porcelain flooring at purchase. Primary suites have walk-in closets. Residences were wired with fiber-optic.

The rooftop carries the main amenity space: a pool with cabanas, a lounge and an outdoor dining room with a summer kitchen. A fitness center, a zen garden and a fleet of shared electric bicycles complete the program. Parking is underground.

Sizes run from about 910 to 2,950 square feet by plan; use the floor plan for the unit.

Building operations

The building has a front desk attendant. Ask who manages the building and what the monthly charges cover.

Ask for the current budget, financial statements and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask about any developer warranty claims, construction defect claims or assessments.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

Closings followed completion. One recorded sale, May 2025, at $850,000. It is one sale, not a building price. Pricing depends on floor, plan and view.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Glasshaus

Price by plan, not by building. Use same-plan comparables, including nearby Grove buildings.

Check the square footage. Get the floor plan and the association's size schedule.

Check the rooftop and common elements. Glass, a rooftop pool and a summer kitchen require maintenance. Ask for the maintenance plan and reserve funding.

What to know if you're selling at Glasshaus

Price against a thin record. Bring the plan, the ceiling height and the rooftop to the pricing conversation, and use same-plan comparables.

Have the documents ready. Budget, reserve study, financials and inspection report shorten diligence.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jul 2021. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
