Why Arboretum in the Grove matters

It is a townhouse condominium, not a tower. Eighteen two-story homes, each with a garage and a courtyard, sit a few blocks from the Coconut Grove village center.

Coconut Grove

Coconut Grove is a village on Biscayne Bay about five miles south of Downtown Miami. It has tree-covered streets, the Dinner Key marina and sailing clubs, Peacock Park and a village center around Main Highway and Grand Avenue. Vizcaya Museum and Gardens is at the north end, and the Barnacle Historic State Park is on Main Highway in the village center.

The community sits on the village side of the neighborhood, near the center, not on Bayshore Drive. The Coconut Grove Metrorail station is on the 27th Avenue edge of the neighborhood.

Architecture and unit composition

The development is French country in style, two stories and about 28 feet at its height. The 18 townhouses are laid out as a typical three-bedroom, two-and-a-half-bath plan with a private courtyard and a one-car garage. Each home has its own entry.

Ask for each home's renovation history and the age of its roof, windows, air conditioning and plumbing.

Building operations

Access is gated.

In a townhouse association, ask exactly who maintains roofs, exteriors, courtyards and garage doors, and who carries insurance on what. The association's budget, reserve balance, any special assessments and the structural integrity reserve study status, where it applies, should be requested in writing. These are two-story townhouses; ask whether the building falls under Florida's milestone inspection and structural integrity reserve study rules.

Policy framework

Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.

Sales context

One recorded sale, July 2025, at $1,675,000. It is one sale, not a community price. Pricing varies by renovation, courtyard orientation and plan.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Arboretum in the Grove

Get the interior area. Get the square footage for the plan from the seller; price per square foot is needed to compare these townhouses to Grove houses and condominiums.

Clarify what the association covers. Roof, exterior, insurance and landscaping responsibilities vary between townhouse associations. Read the budget with that in mind.

Check the systems. Ask the age of the roof, windows, air conditioning and plumbing for the specific home.

What to know if you're selling at Arboretum in the Grove

Price against townhouses and houses, not high-rise units. Buyers will compare the garage, courtyard and bedroom count to other Grove options.

Have the documents ready. Budget, association rules and reserve information shorten diligence.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jul 1991. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
