Why The Executive Residences, Coconut Grove matters
The Executive Residences are condominium residences with a hotel-service model attached. They were completed in 2002, a year after the development's other tower, The Tower Residences at 3400 SW 27th Avenue (126 residences, completed 2001), a separate condominium. The residences here are 87 owned units; the hotel has 115 rooms.
Owners buy a condominium in a building shared with a hotel. Hotel services, the amenity upgrades, and how costs are divided between the condominium and the hotel are the questions to settle.
The hotel is a separate operation from the condominium. Ask for the service agreement between the association and the hotel.
Coconut Grove and the site
Coconut Grove is a bayfront neighborhood in southern Miami with a village center, Dinner Key and its marina, and a long stretch of mature tree cover. The building is on SW 27th Avenue, a short walk from the village core and the water, and CocoWalk and the sailing clubs are nearby. Brickell and Downtown are a short drive north.
The residences add hotel-style service, a pool deck and a restaurant in the same building.
Architecture and unit composition
The building is a 22-floor tower.
Unit mix. The 87 residences are one- to three-bedroom plans, with the largest at over 4,000 square feet. Most have floor-to-ceiling windows and terraces. Interior condition varies by unit.
Amenity levels. The hotel's 2018 renovation covered guestrooms, the lobby, pool and food and beverage spaces. Residents' amenities, including the heated pool, were upgraded in 2021. Restaurants and bars at the hotel turn over and are not listed here.
Building operations
Operations split between the condominium association, which runs the residential side, and the hotel, which provides concierge, valet and in-residence services under an agreement. Ask which services are in dues and which are billed.
Florida's milestone inspection and structural integrity reserve study (SIRS) rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Request the current budget and recent financial statements, the SIRS and reserve funding, and the milestone inspection report and any repairs it requires. Also request the agreement between the association and the hotel, any shared-facility cost allocation, and any pending special assessment.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask whether short-term rental is permitted.
Sales context
One of two arms-length sales recorded in May 2026, at $895,000. It is one sale, not a building price. Size, floor and renovation drive the range, which is wide because the plans run from one bedroom to over 4,000 square feet.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Executive Residences
Read the hotel agreement. Read the service terms, the charges, and who can end or change them.
Check the inspection and reserve items. Review the milestone inspection and SIRS reports and the reserve level.
Compare by size. The building average is a poor guide across a one-bedroom to 4,000-square-foot spread.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2002. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
