Why Tigertail Bay matters
Tigertail Bay is a 1974 condominium on Tigertail Avenue in northeast Coconut Grove. It is gated, with a pool and open parking, and its residences are compact. Ask the association for its reserves, assessment history and inspection status.
Coconut Grove and Tigertail Avenue
Coconut Grove is a bayfront neighborhood south of Brickell, built around a village core on Main Highway and Grand Avenue. It has a long residential history, and much of it is low-rise and tree-covered. Tigertail Avenue runs along its northeastern edge toward Biscayne Bay, away from the busiest commercial streets.
What anchors it: Peacock Park and Kennedy Park along the water, the Dinner Key marina and sailing clubs, and the village's restaurants, shops and cinema within a short drive. Confirm the nearest Metrorail station and local circulator stops by address.
Architecture and unit composition
The building was completed in 1974. It is an elevator building of five stories, with residences opening to balconies and garden or pool views.
Unit mix. Studios, one-bedrooms and two-bedrooms. One-bedrooms run about 530 to 660 square feet, and two-bedrooms about 660 to 855 square feet. Size ranges vary by line, so confirm square footage for the specific unit. Most two-bedroom plans have one bathroom.
Renovation. Ask for the common-area renovation history.
Building operations
The property has a gated entry with card or code access and phone entry, a community pool, shared laundry on each floor and open parking. Ask what management and services the association provides.
Florida's milestone inspection and structural integrity reserve study requirements apply to condominium buildings of three or more stories, and this one has five. Ask for these first: the structural integrity reserve study (SIRS) and reserve funding, milestone inspection and recertification status, any special assessments past or planned, the current budget and recent financial statements, and the building's insurance coverage and deductible. Ask what roof, plumbing, electrical and elevator work has been done and what is planned.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association; confirm at offer stage. Leasing rules matter for any buyer planning to rent.
Sales context
One recorded sale, December 2025, at $500,000. It is one sale, not a building price. Pricing varies with unit size, floor, view, condition and the building's assessment history, and a buyer should compare same-size units that sold recently.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Tigertail Bay
Read the association's financial position before the unit. Ask for reserve funding and assessment history before pricing the unit.
Confirm the rules in writing. Pets, leasing and parking assignments vary the value for different buyers.
Check flood and wind insurance quotes. The building is in flood zone X, but get a full quote before contract.
What to know if you're selling at Tigertail Bay
Price against same-size units. Compact residences compete on size and condition.
Have the documents ready. Budget, financials, SIRS and inspection status shorten diligence and reduce re-trades.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 1974. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
